Are there any Beaver County landgroups? Any info on offers available? When will any drilling start?

That is what I think also. It would have been nice to get some upfront money until the drilling started but the royalties are the constant source of income. I just hope they don't wait till the last day of the lease and then start a drill site that they won't finish just to lock up the lease for as long as they want without ever producing any gas and hence no royalties. The current lease we signed was before anyone around here knew about horizontal drilling and so the risk of being able to shut-in a lot of acres with few wells is now possible.
I live right across the ohio line in columbiana county bordering beaver and last night we had a landman here offering us 250 an acre for five years and 12.5 but he wouldnt say who he was with except he worked for kenyon energy which was a sub of a bigger company. I thought his offer was light but i want to know who they are leasing for. Anybody else talked to kenyon energy or know anything about them? plus is that a light offer or should i take it?

In the Beaver County Times today North Fayette Township signed with Range for $3000/acre and 17.5% royalty for 160 acres.
I have personally talked to neighbors of mine that have been offered $1500 an acre and refused for more money and that would only be a few miles away from you in Columbiana county so I would hold out for more. My opinion of course.
I appreciate this, I thought it seemed light but it was the best offer so far, but i think i will wait.
Shaler, a good friend of mine from Darlingto was also offered $3K and 17.5% but for a 30 YEAR LEASE. Make sure you ask the lease duration.
There should be some real money up front because it may be a long time before you see the real money from production. When they really want the property it is likely they will readily give you $5000/acre [$1000/acre/year]. There are ways to make the 5 years extend into something much longer.
We are getting extreme pressure from Range to hurry and sign a lease. Anyone else getting a high pressure pitch?

The land man that came to our house told me they would use eminent domain against those who don't sign up. Let me tell you, don't let them use that against you, THEY CAN NOT USE EMINENT DOMAIN
As I understand it, Tammy, there is no such law in Pennsylvania at present time. In New York, however, if a landowner holds out, the gas company can make an offer of "fair market value" based on other offers in the immediate area, not necessarily the most current or largest offer. If the landowner refuses, they can then take the gas regardless.
There is also a law which we found while researching (an old law but still in exixtence) that states that if during the fracing (sp.?) process, the fracing comes below an unsigned property, the gas can still legally be extracted. We questioned an East rep about this and he admitted to it being correct.
Deadlines come and go. If you do not make the current deadline, there is every reason to believe they will be back with a new deadline at some time in the future. The driller needs every piece of property - almost without exception. Patience is rewarded.

The only pressure is the pressure you put on yourself.
Interesting, I'm not a land owner, but I have heard of more leasing activity in the WV panhandle directly across from Beaver county. Looks like that area is the next big push.
