I have just been contacted by chesapeke again about leasing my property Brighton, Industry area, last March they offered me 2000 an acre 15% I asked for 2750 an acre and 17% and a bunch of addendums including a no surface, I only have 2.75 acres, I did not and still don't believe this is an excessive amount to ask for. They got back to me and said they would give 2200 17% but would not give me the no surface, if I wanted it price would be 1700 and 15% I said no thanks I will wait. Here we are 8 months later and WOW what a difference in Price, it is now $500 an acre WOW..... Could not belive my ears......well he did say he may be able to get me $600 an acre , did not even get to any royalty amount, conversation kinda ended at that point. Oh he did kinda mention that I may be left out... What ya think about this offer.

Sounds to me like you got really poor advice, you blew it and you are going to get nothing.  

Sounds like you done the right thing, if they didn't need your acerage they would not have contacted you.it would be better to be left out than give your minerals away.

Schnoozie, you are such a sweet lady. Your compassion for others on this Thanksgiving eve is wonderful. I'm sure you are thankful you got your's and the heck with anybody else!! I bet that feels good for you to rub it in on Gary.

Gary, They still want you or they wouldn't keep contacting you. Keep negotiating, it's still possible to get a reasonable lease from them. 

Maby you should tell them, sounds good for a one year deal and 50% royalitys.

I also have just a little over an acer in col. co. i got the 5800 and 20% I'm  not in a unit. maby someday it will help out with the taxes

Gary, don't sweat it, the real money to be had is in the royalties. So try to work the royalties despite the low per acre lease numbers and it should turn out fine for you!
