I am looking for language that limits the unit size per well.  For instance,  even if you say a unit will be limited to 640 acres,  we all would want more than 1 well per 640 acres,  preferably 6 or 7 or 8 wells per a 640 acre unit.

One thing to add is limiting the size of a vertical well holding a unit. Keep this one small, 40 to 60 acres.
One thing I learned as a very young man just starting out in the world always ask for more then you ever expect to get when bartering or making deals. But make a list of things I like to call values that you feel that you have to have in an agreement and always leave you're self some wiggle room. Mine was a drilling schedule I could never get a company to agree to one in any shape or form. But it seemed to help to get other things like the Unit size vertical and horizontal Pugh clause etc.
Oh and by the way get used to being told no and that's impossible and again no we can't do that.
Rember also the negotiations Iam making reference to involved over 1000 thousand continuous acres.
