I own some land that is HBP in Milton Twp, Mahoning Co, Ohio ... Halcon has contacted me directly yesterday to amend the old lease to increase the unit size to 1290 acres. I realize that that since this amendment is necessary, this may be good chance to modernize the lease. I am also aware of a landowners group in the area. Is there any benefit of joining a group? After reading many discussions on this website, I am not sure...Or is it better to talk to a lawyer individually?

The benefit to joining a group is the warm and fuzzy feeling you get when you know that all of you got screwed rather than just you individually.

Setting the knowledge of getting screwed individually or as a group aside; how much time can an affected landowner save by going it alone or by joining a group ?

Is time differential a factor at all (assuming there is a difference and the affected landowner considers the difference valuable to he / she) ?

Is the whole lease amendment idea a ploy / tactic to buy more time to shuffle more paper ?

Is a drilling unit established ?

Who would have answers to such questions ?

Those are a few questions we would be asking ourselves (and anyone with answers) if we or our neighbors within our drilling unit were in that situation.

Those are all good questions. But who knows these answers?

Has any HBP landowner group been successful so far in re-negotiating higher royalties?

Obviously, if enough landowners in the proposed unit (65%)  just sign the amended the lease, the groups can be bypassed anyway due to forced pooling.

I don't know who would provide answers to those questions.

I only know I'd be asking them to anyone who happened to be in my group, drilling unit or of the person or company asking to renegotiate.

Have to keep an eye on this one myself just in case / for future reference.

You may want to talk with the Lordstown group they have over 6,000 acres in the group.

Hello neighbor,

Get a good lawyer who understands the play.  We have experience with this almost a year ago with CHK/Total asking to sign (HBP) to enlarge the unit, we said NO.  It did not change anything, they are not drilling yet, but I would refer to "Fang's Agenda" for a very good explanation of unit sizes by Jack Straw.

My opinion, they mostly permit 200 acre units in the Utica, why the 1 sq. mile, maybe to dilute your acreage and  continue the HBP for generations.
