How do we get together a land unit toegether; knock on neighbors doors, have them sign something and we all work together to get the better lease or am i just needing to take chill pill and relax.. I wil do anything we need in order to get that happening...what cah thinki :)

I feel the same way, if I can I want to help others on this site because, its the only way to gain knoweldge through experience and since we all havent done it before we need the experience of others to help us. And that was helpful VERY. So A couple of questions for you here... are you saying, you went to the meetings in the area by the various types of agents in the area and the social aspect got them intrested in your land? like you didnt shop it with gas companies if you will, face to face is how you did it? Second, the land unit thing, seems so hard with people not leaving on they own, so tracking down the neighbors is REAL hard, so would it be wrong to hire someone to do that for you, organize everything and get the other owners on board for a fee or %(not huge but a %) I do know what your saying there but I was kind of thinking, well if they can get everyone together(of course after I try my butt off and only if I cant find everyone and get tehm involved) but if they can do it, and get it at ahigher rate, and a commitment to drill, is it like a service, you would pay them for doing all of that hard work? you know like crazy example, I used to organize charity events..and man that crap was hard, bike rides for charity...by bikes I mean harleys, anyway, i had to find somebands, to play for cheap or free, and tehy had to be what the crowd would like cuz free aint always good, then I had to find businesses to donate stuff that we would acution off for charity, then we had to get food vendors to come cook for free or cheap, then we had to advertise that a million way from sunday, then I had to organize the ride with the police officers, get escourts, and halt traffic. Then on the day of the event, I had to make all of that flow like I did it everyday of the week, and do sales for the company at the same time....no that ws for charity, so i did not make anything but I guess I am asking if that where a paying job, is it bad to ask to get paid a % for all the heads that came through the dorr because I di all of the work...AND I ASK THIS not because I disagree with you...but I want to understand, why its bad to pay a royality amount if you get more...is it just easy enough for me to do on my own and I am thinking its harder so, i am willing to pay someone to do what I think is hard? or you get me? plus I love hearing peoples experience,so did you have offers with landmen or lawyers that you would share, that you look back now and go, MAN I thought that was a good deal but NOW, I know I would have paid them for ABCDEFG but they only had to do ABC. ??? I need a lease like yesterday..ha like everyone I am sure, so man I just want to pay someone to make" time is of the essence"...a reality ha. hold batterys dying, i am sending this then I am sending more ha one sec
ok back now second part i do agree there are many variables that make you land value different...too many to list. DO you think however, like in my situation(greene) the buss is there, the production rate are there and someoffers in the area have offered $5000 per acre signing bonus(AGAIN ACRAGE AMOUTNS AND STUFF VARY) but how do you set the standard of this is fair and based on??????? it almost a shot in the dark no doubt. The thing that scares me about working with lots of people is my only goal is to get them to drill and protect my self within reason, but some people want stuff thats unrealistic for the gas company to do...they just arent going to do a million things that insure only you make money in the situation and they pay all the cost. So its a give take...did you have a land unit or did you just lease your property by yourself? If so does it concern you that they may not have the required acreage to actually drill adn you may not get royalities anytime soon or is that something you wished you had made sure of up front. You seem really happy with your decision, so is there anything you regret about it now that its a done deal? would you mind sharing publicly or privately who you decided to sign with? I have beenn studying other areas where this has been going on for years now and I am learning a lot...I study this topic about 8 hours a day...all of this. Like I just learned today there is 2 other shales below this one that they havent even got the technology to reach yet and thats coming so be aware of that in your lease. I do agree there, man its like ignorance IS NOT bliss in this situation. its like if you dont know, they wont tell you, even people you pay to do this for you, you have to know to have that put in your lease. I cant thank you enough for sharing...it helps everyone, and I hope I can do the same...if you where me,having land in greene county, what would be your next move to get this thing rolling?
Lynn,did you talk to EQT they have the highest output wells in the state and in greene co. there headquarters is in the area also. PHONE NUMBER 412-395-2303 this is there land dept. number
