One pipeline has been put in the row by MarkWest and when I signed my agreement, the length was estimated and it says in the agreement that the distance is subject to change after it is actually surveyed. It seems that this is on all their paperwork, but they never actually survey, even though I have asked them so. One manager I confronted, laughed and said they don't survey. (this goes against what my agreement says). I have even asked how many sections of pipe were used and that was never answered. Just like all the rest of them, as soon as they get your signature then you are tossed aside and forgotten.

I am also dealing with a similar situation. Our so called As-Built survey that was in our agreement finally arrived last week with the following language on the sheet-

The property lines shown on this map are based upon the Harrison County GIS tax map records. (surveying co) makes no guarantee either expressed or implied as to the accuracy of the tax map records shown on this drawing.

I am not sure how this can be an As-Built survey if they did not actually survey anything.

You're in the Majorsville area as I am remember they will be back to deal with you again.
Last time I dealt with CONE I demanded a survey before I would sign a ROW agreement it took a few months but guess what we got our survey and the footage increased by several hundred feet imagine that hu?
We already had a line run across our property in wetzel Tyler. They ran it 2650 feet. It was a 12 inch line and paid us $35 afoot resseeded with deer food. It is a hunting camp and the deer food is a joke. They also let us keep the timber. I was also questioning the feet but I didn't want them to just go around us and loss the 100k. I was more worried about making sure we get paid if they run additional lines. Hopefully this is were we will get em. I wish I had more info.

Why are these pipeline companies against an actual survey?

Because it is impossible for them to be honest !!!!!!

Look at it like this if they agreed to survey my farm for me to guarantee the footage of the pipeline then my neighbors would want them to do the same thing for them and there neighbors the same. It would get awfully expensive pretty quickly hu?
Its tough to measure without but. Like you said it is expensive. It didn't look 100% accurate but I didn't want them to bypass me somehow...then I get nothing instead of 90k. How hard do you push.

You made the mistake of signing before insisting upon the survey.  You saved them money.  But,of course, you could have come up with less ROW than what is now estimated,

I believe RichE that the as built survey usually is a little bit longer then the measured distance off of a plat map as it doesn't take into. Consideration the uneven lay of the ground. Just straight lines on a map.
Say for instance they will give you a length of say 910 feet but just to be a good guy they will round it off at 1 thousand feet. When you finally get them to pay by a actual survey there is no more rounding up you will get paid to the foot of ROW.

hi guys yeah we're dealing with mark west lots of the same told us it was 1800 feet then it went to 1850 then to 2100 then when we got down to brass tacks it dropped to 1852 I asked them if they needed an american tape measure not that chinese crap they're using and our proposed row WAS surveyed before we talked money and they still gave the disclaimer that the lay of the land could change the actual footage well that was about a month ago so I guess they took there toys and went home   best of luck to everybody and watch your back door  LOL   mark

The lay of the land will always be longer than the plat unless the land is perfectly flat.  If the plat is from aerial photo mapping and the lines are superimposed the distances are usually relative and should not be used for engineering purposes.  Most assessment maps have a disclaimer to that effect.  The assessment maps are intended for showing the relative position and the ownership of land.  Only a proper survey will give accurate results.
