Was wondering if anyone has been approached by Rex to sign a pipe line right of way lease for the Renick well in Center Twp. I've been approached already but I haven't signed it yet due to the fact that they are very vague with the lease and paying a flat rate of $25 per ft. which they are splitting between damages and the pipe itself. I'm trying to get them to give me a price per inch per linear ft payment but not sure what the going rate is. Was also wondering if this pipe line is going to connect with the line EdgeMark is putting in that crosses Rt 308. Any info would be great. Thanks!

Rex uses markwest for processing, so it's probably a different pipeline. if it's 25/ft wouldn't that make it $2.08 an inch?

Sounds like a simple gathering line.  Those typically don't command huge prices.  See if you can get a little more detail and then have your attorney look it over.

Hi Dexter, the rep did mention a gathering line. I asked him what size the line was but he couldn't give me any specifics, & I do have my attorney looking at it now, which is a good thing. :) 

Hi Jon, that's what I thought at first also if the line was a 12 in line. Rex sent me a more "detailed" lease stating how the $25 was being split up, and $7.50 is going towards the pipe, and any pipes they lay afterwards. If it is a 12in pipe, I'm only getting .63/in per ft.

Hi, i got $45 a ft and $ 25 a ft for other lines, up to 4 lines max in the same rt of way. hope this helps.

Thanks Axeman for the input, and yes it will help. :) Found out that they are putting in 2 lines, a water line and a gathering line, so we'll see were it goes from here. Thanks again everyone for the help!

Judy, I'm across 308 from Renick site where the gas co. is asking about a water line right of way. Would you be willing to share an update with me on your situation? I'd be glad to share any info that you need. Right now I have attorney Coyer handling the agreement with Rex. When I first received it, it was very "open ended", basically giving Rex total freedom to put the right of way anywhere they wanted on the property. The price per foot was $25/ft which was split 70% and 30%. At the time they were going to put 2 lines in but only pay for one line. I've heard that they are trying to get people to sign a right of way for just a water line, don't sign anything until you have an attorney look at it. It's actually a multi-purpose right of way, meaning they can put any line they want to in that right of way. As of right now, we're dealing with the price per footage, and they are hard headed when it comes to the cost. I have a few friends that signed a right of way agreement with EdgeMark for the pipeline going across 308 and they received $50 + / ft. So I'm asking for more than $25/ft for my property. Oh and by the way, I do believe that this water line is below ground. 

There's more things I can tell you, but I have to leave for work. If you want, I can call you before I leave for work tomorrow or Monday around noon if you like. Let me know.

I've just been approached for only a water line right of way along the border of my property. Would anyone care to help me get more informed by offering up what goes on if they put an above ground temporary water line on your property? For example: what kind of pipe, markings, right of way clearing(tree cutting, etc.). What kind of maintenance goes on? Do they need vehicle access? Can't find any info online about temporary water line right of ways. Appreciate any thoughts and actual knowledge sharing. Thanks in advance. PS- Don't have actual agreement proposal yet. Expect one in a couple of days

Think long and hard about a pipeline.

It is going to be there virtually forever. The money they are offering is a pittance. They are going make a ton of money on that line over the years. Without :wheeledge" or an annual rental payment you are pretty much giving it away.

Don't be fooled by "a simple gathering line". It can be very large and very high pressure.

And like any man made mechanical system... something will go wrong sometime, somewhere.

Landman didn't go away mad, just went away. They would not change the wording on their temporary r/w to keep it from being too open ended so I said I wasn't willing to sign an agreement like that. The verbal conversations we had did not match the agreement wording. To this day I still don't know what Rex was after even though I asked the land agent several times. I figured if I knew what Rex wanted from the beginning, a lot of time could be saved by both parties. It could have been a good out in the open negotiation based on the wanted end result. Wonder why the secrecy and confusion? The land agent said because they deal with so many people it is impossible to change their standard wording agreements (except for minor changes that can be initialed off ). When I finally agreed to a two year agreement, the land agent said Rex now wants a 4 year one. This is a case of " Seller Beware". I'm not complaining, just sharing my little experience FWIW.
