Are there any Beaver County landgroups? Any info on offers available? When will any drilling start?

Any info on the large 23,000 plus acre Northern beaver County land group that put their option out for bid about 6 weeks ago? I think they are represented by the Washington County Attorney group along with the energy group that was part of FreeMarkets, downtown Pittsburgh.
Was offered in early Sept  $ 2,250 per acre , 5 year lease, 16 percent royalty on 35 acres in Hanover Township.  Also heard that Range is about to strike a deal with the state and Racoon Creek State Park and it's 8,000 acres.  This should slow the southern parts of Beaver County some as they concentrate on the park land.
can you please inform who made this offer for your 35 acres , at this point in my life it is enticing. thank you for your reply.

Chesapeake has big stake in Utica in Ohio over into  pa.  Looking for wet gas.  Also Upper Devonian has much promise.  Offer too low.  To avoid forced pooling need to get enough folks working with you to limit acreage operator can pick up.  Try to control 50%, assuming the PA statute will require maybe 75% for forced pooling.  They may or may not get to your acreage for awhile but they have to have it.  But then Range says it has a hundred years worth of drilling with the acreage it now holds.

Know that the people working for some groups have to get the deal closed to get paid.  That does not offer the highest incentive to hold out for the best deal.

Victory does not come by reaching a fast closing.  "Good things come to he who waits!"  Land men sign up people in waves.  They come and make an offer and then disappear for a while only to return at some later time with a little higher offer.  Maybe it will take a year or more to get the offer realistic.  Spend a little time Googling the Barnett shale [which is not as good --  and it is only one strata instead of multiple strata found in this area].  Find out what Texans pay Texans.  Some Pennsylvanians are getting good bonuses and percentages.  There are always people who can use cash now and the operators sign them up first.  Good luck with your group.
My latest in Hanover Twp-Beaver County...  $ 2500 per acre, 17% on five year lease through Range.  Chesapeake will do $ 3000 per acre at the same 17% royalty on five years.  This is of Mid October.

Locke,   don't sign the lease that Chesapeake supplies to you without adding addendums  to protect you under certain circumstances....like underground storage, royalties base at the wellhead, etc.
