This webpage is a little over a year old. During this time frame oil and gas leasing
offers have increased significantly.
As of November 8, 2011 the signing bonus has increased to $5350-$5800 with the royalty percentage at 20 % gross. Leases are being signed by several companies. The best lease terms are being realized by the landowner groups that offer their acreage through a competitive bidding process. I personally believe the money offers will continue to increase with time. The highest offers occur when landowners pool their land into contiguous units.
Presumably, all are aware that Chesapeake recently leveraged 25% of their leaseholds in
Eastern Ohio for $15,000 per acre by forming a JV with an undisclosed oil major.

What these semi's are hauling are 2000+ bbls of Water a day. It will be a while before Oil starts to flow back. They just push a couple million gallons of water down that hole!
Chk is contacting local Injection well owners buying space to dispose of all this water they are flowing back.

Gas, condensate, oil and water all are produced and flow up together, then are separated at the surface. The gas is sent to a pipeline and sales. The oil or condensate is stored in one of the wellhead tanks while the water is stored in the other tank. They start the process of separation as soon as flowback starts.
That makes sense, and would it be true then that the initial production numbers are the measurements of how much oil, gas, and brine (fracwater) are coming out during some initial period? How long is that initial period? 24 hours?
There is lots more brine than oil/gas to haul away at first though right, and then the brine flow tapers off to some minimal level after a while? How does that work and what is the typical timeframe for that?
Hang in there folks, you ain't seen nothing yet. In due time, what you learn will blow your mind. Just remember to not treat all that cash like the lottery, put some back, pay off your mortgages, get debt free, make that "Black Gold" work for you, not against you. Hold on,cause its gonna be a wild ride for some of you.
