I know already that Wishguard represented Gulfport Energy in SE Ohio leasing (secured leases for FAR less than what they are now!) and have checked out the Wishguard web page (no real info there...). Just wondering if anyone knows who Wishguard is representing here in NE Ohio, or if they are just securing leases now to be flipped at a later date?

Not sure what your attacks are all about...I think I've made it QUITE clear that I think the Wishguard option is a terrible one!!! Hard evidence??? Drive around (528 and 322 intersection, 193 and 87 intersection, 6 and 45 intersection - ALL had Wishguard leasing signs late last week!). I'M stuck on Wishguard so much at the moment because they have suddenly become SO active in this area...I'm just wondering WHY they suddenly have such an active interest in this area when other companies that have been trying to lease this are for the past months have been so slow about it and have been offering such ridiculously low (200 to 500 max per acre) lease offers...AND why their main selling point at sign-ups is to stress the lack of info ALOV group members are being given by ALOV.
I'm spreading neither panic laden statements or rumors...everything I've stated so far is solid fact. Do as I did and attend one of the upcoming Wishguard signings, not to sign, but to do as I did and try to get as much info as possible, and LISTEN to others there talking amongst themselves about whether they should stay with ALOV or just accept a terrible deal from Wishguard. You'll be as surprised as I was at what you hear...
I am in Belmont county and wishgard also lied to many people here saying if you don't sign now the companies won't come back to get the 50 and 60 acre plots .

I don't know names of those who were at the Wishguard signing last week in Huntsburg...I only know I was speaking with several others there who said they were part of the ALOV group that did sign up with Wishguard. I told them that from what I understood of the Letter of Intent they had signed with ALOV, they COULDN'T drop out of the group any time they wanted to, only upon being offered an option to sign a lease and turning it down. They seemed to believe they could since no agreement had been reached once they received the e-mail stating there was to be another extension...
It seems somehow that I've become misunderstood about my opinion of ALOV...let me say again - of the options available, if a landowner is going to sign with anyone right now, ALOV is by far the best option available!!! Anyone who is now in the Northern Trumbull group with ALOV should do exactly as they have done so far and wait things out with them. I had originally intended to sign with ALOV (my property is in Southern Ashtabula county adjoining Northern Trumbull county - they said at the last ALOV meeting at Champion High School that they weren't including into Ashtabula County at that time, but WAS in a gray area that they might include in the group.), but it was at this meeting that the speaker also said during the meeting that that was going to be the last group ALOV would form. I didn't want to be bound by signing the Letter of Intent to a group that I may or may not be included in, so decided to wait.
I've seen the Wishguard lease, and for landowners like myself who aren't part of a group yet, I'd definitely stay away from Wishguard - the lease is terrible, their pressure tactics (after posting, I've seen a letter on this site from Wishguard to a landowner which is nothing BUT pressure to sign!) are terrible, and the price per acre is quite low. My interest in Wishguard has nothing to do with signing with them myself or trying to convince anyone else to sign, but rather a curiosity about WHY they so suddenly became so active in my area and who they might be representing.
I DO have some other concerns with ALOV however - some procedural and some legal - but I'm not going to post them here. If you want, Craig or Jeff, message me on here and I'll explain them to you...

Yes we did. We had our attorney look everything over last night, signed the confidentiality agreement, got the lease a short time later and everything was signed and sent out today for tomorrows noon deadline. We were very close to signing with another group, as the lease and all involved were very informative. Now to see if our land is accepted,,, I'm just a pessimistic person at heart !
I couldn't say actually if they are leasing in our area, but I know we didn't sign with them, but due to the confidentiality agreement I'm not sure at this time what I can and cannot talk about.
We came into this venture very late in the game ( as of now anyway ) and due to other obligations decided to act now on the lease option. We signed with the WKGD group today.
Sounds like it's time to contact another attorney , sad how business is done these days.
yes I understand ,that is how these companies try to keep from letting the other landowners from knowing the prices , this can always be gotten around .
The last offer I had here was $5000 and 20% . But i feel that will go up as things progress
When we keep passing on the information each time we can they have to up the ante a little more to get the good acres that are remaining .
Maybe if we get lucky we can keep getting the prices up like they did in the other shale areas like the EagleFord back in 2008 they got $35 thousand per acre and 27.5% because the oil was about $150 a barrel ,
According to that since our oil is about $80 a barrel now, the acres should get up to about $17,500 an acre bonus .
It may get there if we keep getting as much information on how high each group raises the signing bonuses and there are more good production reports in the news .

Those are some crazy numbers !! I hope you are right,, if I'm accepted at the current rate,, I'll cry, but I can't complain. I was never approached by anyone regarding the lease rights. One local business owner mentioned it to me, leading me to this site after a lot of searches and reading. As a matter of fact several neighbors chose to keep this information to themselves rather than share and they signed for $1,750 by Wishguard. This is where my belief in Karma has been affirmed ! I have told everyone I know about this site and push them to contact others to gather the knowledge that would benefit them in this downtrodden economy , Honestly, the numbers are way above my expertise and I defer to others who understand it much better than I ever could.
I wish you all the best as well, we all could use a little extra cash . As soon as I know more from my attorney, I'll be more than glad to share, the more the merrier.
