I offered free information here and have no plans of charging anyone for anything in Ashland Co. I didn't realize some people in your county suffer from uncontrollable -  acute PMS. I will pray for them. To you gentleman out there, thanks for sticking up for me, even though you don't know me. I happen to be a landowner, hunter, and fisherman. I am keenly aware of the reputations of some attorneys and landmen. I have hundreds of landowners who know I got them fair leases that protected them and their property, and many are good friends and references. I live in this state and have my whole life. I am not fond of the countries where our government has been buying our crude oil from for the last few decades and do my best to help our country become energy dependent, and do it in a fair, safe, and clean manner. It appears that some landowners, who have PMS, couldn't be satisfied with anything or anybody. For those people, they can bite me and go snuggle up with your muslim in chief.

The younger ones and some of the older ones listen but what they do with the info is up to them.

Carl, it's a hard lesson to learn, fortunately, you were able to save some headaches with a good attorney. Hopefully you are getting somewhere with the Amish. Some can be too stubborn to admit mistakes.

With the newly gained knowledge yes we all will have an attorney look over this kind of paperwork. If you guy's remember reading my attorney saved me from signing an amendment that would have locked me in again with Devon and whoever the sucker is that buys our leases. However 4 & 5yrs ago when they signed us no one new anything about this and how big oil worked. Look at the map of the acreage they are trying to sell in my area. They sold alot of bad leases to alot of smart people. This blogging is allowing me to inform the old farmers amish and mennonites that cant blog and learn this stuff thats why I'm here.

Mr. Hamilton, I agree, always have an attorney look over a lease. I would never let someone on my land, unless they were offering a lot of money , though. The attorney would cost more than it was worth. I have farmers paying a lot more than the vertical drillers.

it's always a smart idea to have an oil and gas attorney look over your lease offer. all attorneys are not oil and gas attorneys, but many profess to be these days!

Better look at the ODNR map there hasnt been much drilling in Clear Creek township in the last decade. None close to me so it was the first Oil and Gas lease most of us ever saw. Do you have WRP's lease?

Understood Finnbear. I got caught and I'm guilty just like my neighbors but our area hasnt exactly been a hot bed of any leasing activity ever. My kids will not make the mistakes I did because thru this process I'm teaching them and they wont soon forget the mistakes made by me. WRP did play smoke and mirrors with our leases but that is a topic I dont want to debate. That is why you put it in front of a lawyer I understand this now but didnt 4 years ago.

Some landowners have been holding O&G producers' feet to the fire for a LONG time. I have seen a neighbor's lease from about 30 years ago that contains many of the protections that some people are just "discovering" today, and these concerns were just over two Clinton wells that are now in their death throes. Due diligence before signing a lease is the responsibility of the landowner, always was, always will be. If you go into any substantial $$ business deal blindly, you can expect to come out on the short end of the stick.
