Which is the purpose of my Post Frank. The surrounding counties which are ahead of us in this "Game" can offer some insight. Sticking together is paramount but in reality some landowners are being "Picked off" early for whatever reason whether it be fear of missing out or in need of cash now. Some are signing with flippers now which potentially dilutes our (The holdouts) position one would think but maybe not. The flippers will now hold out I imagine for the highest dollar which bolsters our position in terms of strength wouldn't you think? I'm not suggesting people sign with flippers but think its important to analyze the impact of their action.

so how much up front bonus did the members of the Utica Group that got $5900/acre actually get?  Was it 1 year up front or more?

Douglas, that is whole reason behind the Northwest Pa Landowners Group. They don't charge a commision, they are educating landowners, and most importantly they are doing sticking together. That is the most important part that seems to slip by everyone though, is the sticking together part. It seems that when ever one of these for profit groups starts up they dangle the preverbial carrot in front of them, and some people are more greedy that paitient. And even though that message is repeated to them there are those who see the carrot without looking past it. No one in Crawford County has been offered that great lease yet that I know of, there are some offers out there that sound good but so far they haven't been paid. One other thing is that the landowner needs to realize is when they sign a marketing agreement they can no longer negoiate their property, some one else now has sole possesion of it.

Yes the Utica Landowners Group signed for  $5900 per acre and a 21 % royalty. They were able to accomplish this by every landowner sticking together and delivering the same message to the landmen,and the flippers.

Join a landowners group and tell the industry what you must  have for your mineral rights ! Congratulations to those landowners.

I thought the Northeast "leases"  were actually flip options or some such thing that only pays when they sell it to an actual energy company.  Did anyone actually get a lease and get paid?  Please post if you did.
