First I would like to say, I am not here to bash anyone. You have a job to do and I respect that. I am part of NWPA Landowner Group and wish other people who are writing these blogs would state who they are affiliated with. I do have a couple questions. How many deals has CX done and with what companies? What was the bonus and percent of royalties received? I have been to your meetings and in your presentation you say you work with more than 150 oil and gas companies but how many have you actually signed with? You mention the $5800 per acre deal in Mahoning County, Ohio. Did CX do this deal or was it ALOV, a grassroots group like NWPA Landowner Group? There are many grassroots groups that have done extremely well without charging a percentage of the signing bonus. The most important thing to me is my land and I feel local people that live on and work their land will strive to make sure land and water protections are in place. Companies from out of the area will be here today and gone tomorrow. Just my thoughts. The last question is, if I sign with CX and Shell comes along and offers me $5000 per acre with 20% royalties, am I free to sign with them without paying CX a percentage of my deal that you had nothing to do with? doug black; every county is different and even every township as is every deal. I note that you compared the ALOV Trumbel agreement as superior to the Mercer Co/Hilcorp but you failed to note that the ALOV/Trumbel agreement was below what many landowners signed in the adjacent Mahoning Co. And there is very little Marcellus in Mercer as I am in central Lawrence and we were told the Marcellus is very thin here and worse as you go north.
I cannot comment too much on the ALOV group as I was neither a member or worked with the organizers. Perhaps they got the best deal possible. But one will never know if Cx could have gotten them a better deal. With Mahoning going for $5800 perhaps we could have gotten them $5000 or even $4500. And if we had, that would have benefited the landowners much more than our standard fee.
You can drive a Chevy Cruise or you can drive a Cadillac Escalade'. One is cheaper, one costs more. Both will get you there but one is a much more comfortable and safer ride.

I have attended many of these meetings myself, and have not ever had the notion that this company is a "flipper". Truly, what is your definition of a flipper?
I am very familiar with the 4-County Group and understand that although it has been in existence for 4.75 years, CX only began addressing this Group formally in 2011. The earlier representation held by this Group was a professional geologist, very knowledgeble in obtaining leases for state gov't., but 4-County was his moon-lighting job. He worked like a son-of-a-gun and helped give occasional presentations, but in the end he was stretched too thin to seal a deal. It took 3.5 yrs. before it became obvious his marketing of 4-County was like driving a parked car ... going nowhere. (The tanking of the economy in '08 set many groups back, but you already know that. Consider how many companies withdrew their signed lease agreements during '08 and early '09 ... in PRIME areas! ... of which 4-County's Marcellus is not one.) I'm surprised you weren't on 4-County's case back then!
I have not heard your line of thought expressed at any of the meetings I've attended. Why are you only speaking out here?
Since 4-County has requested and accepted the representation of CX in 2011 the Group has grown, not only in size but in knowledge of the entire Marcellus (& now Utica) shales, also how outside events affect the entire development, production, and marketing of natural gas/oil and how they all play into the marketing and negotiation process.
4-County is an informed Group. Members can get in touch with the coordinator and/or any member of the CX team working with them. How horrible does that sound?
FYI: Due to the shady actions of many land agents (& others) from the very beginning of Marcellus (long before '07), before CX was "invited" to speak to the 4-County Group 3 independent lawfirms were asked to research the company's standing and success in the business world ... focusing on energy and resources, and client satisfaction. Members are aware of this research and pleased that all inquiries provided the same rating --- A+.
It's O.K. that you don't care for CX and the 4-County Group. Hopefully you will find another group you do feel favorably about, it will be represented by an equally highly rated firm, you will become wealthier than your current station, and your property will have NO long-lasting environmental disturbances.

Jim, tell the landowners of Trumbell County through ALOV, a grass roots organization like the NWPALOG, that they would have been better off going with a for profit company like yours which wants 6% to 8% of their bonus money. Those individuals which offered 84,000 acres of their land to BP are about to receive $3,950 an acre in bonus money and a 17.5% royalty. In addition at the end of 5 years BP will pay those landowners bonus money of $3,950 again for another 3 years of lease extension. Had those landowners chosen a for profit company like yours they would have given up $19,000,000 of their own money needlessly. What is interesting is that Mercer County where you have done your deals ajoins Trumbell County, Mercer County has both the Marcellus Shale Formation and the Utica while Trumbell only has they Utica to offer and yet got a superior deal. Not only did they landowners of Mercer get inferior deal they had to PAY FOR IT. Had a Trumbell landowner signed a marketing agreement that groups like yours required where landowners give up the right to market their own property for a year or more those individuals would now be shut out and unable to sign with with BP which has an open sign up period for unleased landowners. BUYER BEWARE!

I must say it is amusing to read both of you fight back and forth. Things have been rather quiet on here for awhile. I have been to Myles landowner meeting and I have talked personally with Jim. I must say after talking with Jim that he was very nice and did not pressure us to sign up with him. instead he did tell us that we should go directly to talk to RR because we are surrounded by their leases. After listening to Myles group talk I was more confused coming out than I was going in as to what they were really trying to accomplish.. Have yet to signup with anyone and think that people need to visit with all groups and and whoever else might pursue them to make the choice that is right from them. This is a great place for information!
