This is the problem facing my neighbor and I. We are surrounded by range and cabot. We have 251  Ac's between the two of us not leased everything around us is held by production. We call it the doughnut hole.

don't forget that range is in business with cabot in the utica in crawford. cabot retained 50% in the 97 sale.

CX energy is as good or as bad as anyone else trying to nail down a large lease deal in Crawford County. When an offer is made, judge it on its merits. If you have acreage that a legitimate driller is interested in .... you will hear from them one way or the other. No matter what kind of deal you make, you will hear from a bunch of losers who will tell you how stupid you are and that you could have done better.

Well I guess Mercer county is the poster-child for UNprofessional. I mean someone with real experience giving timely advice.

It may be that one problem that might be contributing to lack of reasonable lease offers in Crawford County might be that Range has so many acres tied up it severely diminishes the value of unleased parcels scattered among the properties held by Range. This is just a speculation on my part. It would be interesting to see a GIS map that delineated exactly where the parcels in Crawford County currently under lease by Range are located. Since I have no information on this, my speculation may be completely erroneous.

I believe there is safety in numbers, if they manage to lease a few big blocks near you your negotiating power goes way down, they don't need you anymore. Remember the right of capture, the law in PA.  There is no such thing as " frack trespass" in PA. A hundred acres is a lot...until they have 600 ...700 etc close to you.
