I do not understand why a landowner would try to contact Range or any other producer to say:
"Please lease my oil and gas."
Unless pressed for cash.
Rich as these companies are, they have budgets and reason to chase one area before another. When they are ready for your area, they will find you and your bargaining power will be greater. Thee can be little doubt that there is goode stuff under the ground. For example, see recent Halcon NY presentation:

And remember that the first offer is not likely to be the best offer. You will prabably want to wait for a later wave if you can.

j. rick  We had a few meetings in the past in Cranberry Township, Butler Co., but don't have any currently scheduled. If and when we get solid offers for members to review we may have a couple then....or at least I will try to get them to do so.

We have oil and gas rights in numerous townships in Crawford County, and I got no interest from any of the likely drillers when I checked around a couple months ago. My guess is that the area will stay quiet until/unless someone takes a gamble and hits a well much better that anyone in the industry expects.

Another property in mercer county brought big money again recently at auction. An old house and 25 acres located near Fairview Cheese company just sold at auction for $167,000, the property included the gas/oil rights but is held by production. Thats heading towards $7000 an acre with no chance of getting bonus money? If you want to buy land you better buy sooner then later, it keeps going up monthly.

Sam,

There's a big difference between "The goal of the NAPE staff is to offer you the best market place possible for creating deals." and "If you chase after buyers at some conference like this, why would they offer top price".

What we're all interested to know is, Now that our paid marketers have taken our property to "the best market place", were any deals created?  Or does "when they are ready and want to buy..." mean that even with tens of thousands of acres of Utica holdings, no deals could be created - i.e. there's no market right now?

If the "best market place possible" indicates no market because Crawford Utica is a Monopoly held by a few players who already HBP what they and their investors think is "all the essential property", then the forecast for this to change in the next ??? years is a bit dim.  Let's not underestimate the power of the kind of long term attrition that's already a fact in the Bakken, and let's find a way to bring in some competition so we don't wait 20 more years and become the next Bakken.
