I need help figuring this out. On Lake Rd between Adamsville Rd and Atlantic Road (Greenwood twp) is the gas line put in approximately 10 years ago when Range and Atlas did all the drilling in this area. Today I saw two people putting stakes in the ground along this gas ROW. Later today my wife was able to speak to these folks and asked what they were doing. They responded they were surveying the ROW as Williams (I must assume the same company putting in pipelines in Ohio) had just bought this gas line. So my questions are:

1. Who owned this pipe line Range/Atlas/Chevron or someone else?

2. How is Williams making any money having a pipeline with no wells belonging to them?

3. Does this indicate something big is coming?

I am guessing that you are right that the entire county etc will not all go in one direction. I am also guessing that ultimately there will be two or three operators - Atlas and Range because they are already there and have substantial control and maybe one or two others [or their respective successors interest]. They will determine unit location as a business and engineering decision. I am guessing that they are now trying to acquire as much land as possible directly or through friendly acquirers and on the best possible terms. Historically they can get better terms by negotiating with individuals and small groups. It is not unusual that those operating the small groups want to get deals closed so they can get paid for efforts - not necessarily holding out for the best price. If the money is not paid up front, at some point there is pressure to close and get expenses paid.
NWPALG is at least in a position to hold out for the best deal or deals for their fellow landowners - requiring only a modest up front fee.
And no one is bound to follow the group's recommendation if they do not deliver. I suggest you try to learn more about the leadership of the Group and their dedication and the objectives.

Gents,

It's been true for over 100 years that land in PA includes potential for O&G.  "Speculation" on future growth is a major part of any prudent investor's portfolio.  Of course, if you're in the 1%, you can always just put your billions in the bank and live on the sub-1% return for as long as you need to.  On the other hand, I'd easily agree that RRC stock is probably a better way to benefit than a pure Crawford County O&G rights investment.  So, if we're holding the land fee simple and unleased, we're all really farmers at heart:-)  I guess I'd have to say that so far, timber and field crops have performed better on my land than O&G, but wait til next year (or is it next decade, or next century:-)!

Berk, yeah ng gas withdrawals were expected to be 134 bcf but we saw 145 bcf.  Still 11.4% over the 5 year average but 18.5% less than we were last year at this time when we ended the winter with record storage levels.

what i was refering to was the position of the well. the drillers seem to like to sit on top of a high point of the strata. i don't know but maybe that helps them from having to pull a full 90 turn .

I understand your comments on property lines and units having nothing to do with each other. Fairly simple. However, convince me why I should join a landowner group covering an entire county, or more, (as i have done and been burned) when the county can vary drastically from corner to corner in terms of geology! I understand power in numbers but, it still comes down to drilling units. I like the "idea" of nwpalo. But, the last I knew they were still, in my opnion, marketing the same as - oh dear, shoud i say it - cx energy!  MARKETING MANY SCATERED ACERS OVER A VERY LARGE TERITORY WITHOUT DISCRESSION. I don't care if you are for profit or not. Please fill me in on how nwpalog can help me.
