@Dave. If you don't have to sell don't.
The property's in butler and Armstrong county
Paid for themselves once I leased them ( except
For the tax I paid on the bonus $$$) but if you can't wait
For a lease I would be interested.

@ Dave. The property I bought last summer in Crawford county
I paid 3095.00 per acre. Another thing I look at is if the surface
Is useful. This property was flat and wooded

To the two of us

Have 138 acres in crawford county near meadville.  What do you think its worth and what would you pay for it?

DKD I dont need to buy your family's property. You seem to be stressed
Because Crawford county doesn't have any positive news. Relax old man it will happen

Comment by DKD yesterday
So, some of you are saying the Lippert well is a great disappointment with low flow rates and that Range is trying to put a positive spin on it and other say it is the first of many to provide nice royalty payments. I am trying to sift through these comments and what is opinion and what is fact. Maybe those of us who own property should just sell it with the mineral rights since some are saying we will not get a fair lease anyway. If I am misunderstanding what I am reading here please correct me, but it sounds to me that according to this page for Crawford County that we are in a lose-lose situation.

DKD read your post. " those of us that own property should just sell it
With mineral rights". Your words I only offered to buy. At 44 I would think u could read what u wrote.

DkD if u dont want to sell then dont bring it up. Some of us are serious on this site. I have bought 283 acres of ogmt in butler, Crawford , Erie and Armstrong countys and willing to buy more. Now butler and Armstrong are leased. If you are old then u might consider to sell. If not you will have
To wait Crawford county's time will come. Until then you will
Hear a lot of speculation.

Markkot, you get it.  Others don't seem to.  This is business and companies will invest where the potential for profits are greatest first which means those of us in Crawford near the Lippert well are going to have to wait and the value of our land has taken a big short term hit.  If people can't or won't see that, they're living in La La Land.

And DKD, your land still has great potential.  Owning the OGMs should put the value at at least $3k an acre. More if ag or timberland.   As disappointed as I am with the Lippert well, no way would I sell any of my unleased land at those prices unless I was hurting pretty bad.

In business, I'm positive but realistic and I have little time for those who refuse to see the reality of the situation.   If Range would still offer me that $3750 an acre($750acre x 5 years) with their crappy lease terms, I'd be all over it right now even if I only got 1 or 2 years before they nullified the lease.  More than a bit perturbed I signed with Guardian instead for the $2750 an acre(upfront + excellent lease) only to see them pull out right before the Holidays and screw up my chance at getting some money now vs waiting who knows how long and probably for a lot less.

Bottom line, of course we should all hold out for now but our expectations for bonus payments should be tempered.

Yes Bob you are correct. I bought one of those property's last
Summer with the ogmt. If DKD wants to sell ill negotiate.

It's difficult to be patient, but there's a lot to be done before money comes our way.  More wells with excellent production to better define the underlying fairways will entice the O&G guys into our area.  But if you're the one developing the resource, where would you drill, where you already know the results or back to playing 'pin the tail on the donkey'?  They're going to invest their money where the ROI is the best, then, move around based on the least expensive acquisition costs to move into an area.  It may be a long time, but 'good things come to those who wait'...........   It is very hard to be patient given our potential in this economic climate.
