To the two of us
Have 138 acres in crawford county near meadville. What do you think its worth and what would you pay for it?
Markkot, you get it. Others don't seem to. This is business and companies will invest where the potential for profits are greatest first which means those of us in Crawford near the Lippert well are going to have to wait and the value of our land has taken a big short term hit. If people can't or won't see that, they're living in La La Land.
And DKD, your land still has great potential. Owning the OGMs should put the value at at least $3k an acre. More if ag or timberland. As disappointed as I am with the Lippert well, no way would I sell any of my unleased land at those prices unless I was hurting pretty bad.
In business, I'm positive but realistic and I have little time for those who refuse to see the reality of the situation. If Range would still offer me that $3750 an acre($750acre x 5 years) with their crappy lease terms, I'd be all over it right now even if I only got 1 or 2 years before they nullified the lease. More than a bit perturbed I signed with Guardian instead for the $2750 an acre(upfront + excellent lease) only to see them pull out right before the Holidays and screw up my chance at getting some money now vs waiting who knows how long and probably for a lot less.
Bottom line, of course we should all hold out for now but our expectations for bonus payments should be tempered.
It's difficult to be patient, but there's a lot to be done before money comes our way. More wells with excellent production to better define the underlying fairways will entice the O&G guys into our area. But if you're the one developing the resource, where would you drill, where you already know the results or back to playing 'pin the tail on the donkey'? They're going to invest their money where the ROI is the best, then, move around based on the least expensive acquisition costs to move into an area. It may be a long time, but 'good things come to those who wait'........... It is very hard to be patient given our potential in this economic climate.
