After seeing people not getting their money by not only Guardian but also Halcon and others it really pi**es me off. I believe the day a lease is signed all of the money should be placed in escrow. Once the title is confirmed to be good the money is released to the owner and then and only then does it get recorded at the court house and if they walk for other reasons they should have to pay out a certain percentage of the escrow to the landowner for wasted time and money. This is such B.S how these companies tie up a persons land for months than just walk away. Then the owner is stuck trying to get their deed fixed. Sure doesn't happen this way when you buy and sell a house and shouldn't be this way for leasing land.

Rex, email the recorder of the deeds at the courthouse.  I found the email address online and gave them my parcel numbers and they was able to tell me if our lease fall through had been recorded.  Also when I talked to Guardian for our property in Troy, he declined us because we were under 40 acres.  I know you had more than that.  Good luck!

Seems pretty low.  I got $2750/acre with 16%.  5 year lease and 30+ addendums.

I know when my neighbor signed with guardian they got 500 an acre on a 3 year lease with 15% royalty. their date of payment was to be 11/24 and my concern was that was only 30 days after they signed. they also had 37 adendums added. i'm going to make a point to stop an ask if they got paid as he said he'd tell me.. LOL.

J. rick, I have property in Wayne and East Meade Township.  Not sure if lease was recorded at courthouse.  I do believe they finished the title search as I had to sign an affidavit for the clear title.

rex what area are you in? i have neighbors in troy that had the same date but didnt talk with them yet.
