Thx.J.rick,it's my opinion that we have such a small sample size in our forum that to depend on leasing feedback from the members is not a reliable gauge.I stopped at the recorder of deeds in the court house and one of the clerks said they record o&g leases daily, she had no idea if people are getting paid. Also, she pointed out that the dozen or so people looking up deeds, while I was there, were probably land men.I have wondered when people in this forum sign a lease they just sign off.

I was hoping the drilling permit under request by Halcon would generate some discussion,it was previously reported by a member just off 285 near Espyville. In addition an ad in the Tribune by a seismograph co.announcing it will start work in the Cooperstown area, does this affect any member?

Sites listed in my previous comment come largely from Texas where both the law and various factual conditions but they are representative of some things to think about. But do not rely on them completely for PA law and facts surrounding shale drilling in Appalachia. In Texas they screamed when Producers were lowering royalties from 25% to 20%. Bonuses consistently higher. And their stuff not as good. And we have layers of rich strata to drill while they only talk of one layer in Texas.

Nothing is fair in the leasing process. Highly sophisticated companies with able lawyers v landowner and lawyers trying to learn [like me]. Take your time.
Landowners settle with Marcellus Shale driller Friday, July 23, 2010 By Torsten Ove, Pittsburgh Post-Gazette
Some 2,000 landowners in Pennsylvania will receive a share of $1.75 million and could get as much as $20 million over the next few years as part of the settlement of a federal class-action suit against a Texas-based gas company drilling in the Marcellus Shale. * * * * * Mr. Pitzarella said his company [RANGE RESOURCES] agrees, although he characterized the gas and oil industry as a partner in the education process, not necessarily an adversary.
"We recommend that everyone do their homework, educate themselves and talk to their neighbors," he said. "You need to find the right attorney and one that has experience in this area. The single most important thing is understanding the dynamics of gas development."
Some companies, he said, may offer a higher royalty -- the average is 15 percent -- than another company but not be able to process the gas, transport it or sell it as effectively as another offering a lower royalty.
While landowners and their lawyers are quick to blame chicanery on the part of gas companies and "landmen" hired to negotiate lease terms, the gas industry counters that many landowners bringing suits have only themselves to blame because their greed drove them to sign leases at a time when there was little competition for them.
When the demand intensified, such payments as bonuses for drilling rights spiked. Landowners found themselves stuck with their old lease terms while their neighbors reaped more lucrative deals, and they sued.
But such "buyers' remorse," the gas industry says, is a product of economic forces and not evidence of improper conduct on the part of the industry. Read more: http://www.post-gazette.com/pg/10204/1074682-455.stm#ixzz0uW2aGlnd
Even the company’s guy says that if you really want to be “greedy” . . .

Ron, the Point Pleasant is considered a segment within the Utica. It is the bottom 100' to 150' or so of the Utica and is the richest in oil. I think that when they talk about the Utica in their reports, that also includes the PP.

It may be that someday they will run horizontals through the center of the PP and then later place another lateral higher in the Utica to get more oil and gas from the rest of the Utica.

Jim with regard to the Range report, other producers that I have read about typically shut in wells for 60 days after fracking. What is really interesting is their comment that the first wet utica test in NW Pa.Does that mean they didn't find or just neglected to mention the Pt. Pleasant formation. As far as I know that formation (Pt Pleasant) which underlays the Utica is where all the action is taking place in Ohio.Readers, please correct me on this if wrong. As far as I know no one has claimed fracking the Utica.

Whats interesting is that this well is Upper Devonian which means that is another strata that can be developed horizontally. It will vary in different areas but it is another potentially great productive development.
