Looks like East Resourses is back. Have received 2 letters from them wanting to meet in the near future. No offers as yet.

I grew up near Keeneyville, Lynn, but I have lived in Wyoming for the past ten years. I couldn't tell you who is leased and who is not. You will have to ask your neighbors yourself as descreetly as you can. I asked my neighbors after I first told them if they did not want me to know their business to tell me flat out- no hard feelings. I was also more than willing to tell them my leasing status and plans. What I do effects them and what they do effects me.
After hearing how these land men have been dealing with people, I wouldn't trust them to say it was a standard lease as far as I could throw them. Take it to a lawyer who knows something about leases. Even if they apply for the permit today, it takes a month or more to get it approved. No one is drilling on you tommorrow.
I know that the properties around me are leased to East. There are several well sites, either being drilled or having pads done/being completed waiting for the drilling rig within a few miles of me. At the rate they have moved this year, I DO believe the rep when he says they are ready to drill here next year.

They do seismic testing before they decide where to put the well. If you aren't leased, they can't test your property; they will be doing the testing here in January. I'm wondering what happens if they don't test my property and make units all around me and I'm not included. I'll be a small unleased property in the middle of a lot of units. I'm a poor single mother (emphasis on POOR); this property is the only thing I have. I guess it's time to spend money I don't have on a lawyer.
I talked to a lawyer's office. They charge $300 to review a lease. They have some standard Addenda that they recommend. The problem I have is that apparently you don't even get to discuss it for your $300...you drop off your lease and they mail/email their advice.

I went through the Friendsville, Wyoming Co. Group and Root leases on the internet and, based on them, put together my own Addendum of things that are important to me, using their legal language. I assume East has approved my Addendum, since the rep is itching to sign next weekend. I'm not a lawyer, but am a technical writer, and understand how these things are put together. I wonder if, for $300, they can do any better?

I'm uneasy about signing this lease, especially since the rep has turned up the volume of his lies to get me to sign..I fully understand that his words mean nothing if it's not in the lease, and put the things I require in my addendum. But I don't know that I'd feel better having a lawyer charge $300 to tell me it's the best deal I'm going to get.
I talked to a law firm in Wellsboro who has reviewed a lot of East leases.

The lease gives East the right to pipelines directly connected to wells I'm getting royalties from. I added in the Addendum that any other pipelines will require a separate agreement, and that all pipeline have to be buried.
Someone on another list submitted a Greevy-prepared Addendum to East, and East took some of the most important things out...no well siting fee, and no PUGH clause.

There is a new player in town! Williams Natrual Gas/Thomson Development. Theya re interested only in contiguous acreage totalling at least 320 acres but it could be yours and neighbors! $5000 per acre and 20% royalty.
What areas are they interested in?
South eastern and the central part, but if you had 320 acres they wanted to look - you or you and neighbors together
