I hired a law firm in Marietta to clear up old leases on my property in Waterford. I chatted with one of the attorneys yesterday. He said something interesting that I hadn't really heard before, that indications are (from other very high producing wells just north of there) that the Marcellus might be very good in my area and he feels that might be even more lucrative in royalties than the Utica over time.
I feel that's an important thing to consider when entering into a lease agreement with any O&G company. Know exactly which layers are being leased, will you be HBP in one and not be able to lease out the other even though those particular drillers aren't going to tap the other? Just questions to think about and research and probably get legal counsel on before signing anything.
