Since Shell won't give a PUGH and could tie up my land that isn't in a unit forever, someone suggested splitting my land into 2 parcels. I know approx. how much of my land Shell needs to complete their unit (maybe half of my land), and I could lease that and keep the rest unleased. Does anyone know how hard/expensive it is to split a deed into 2 parcels?

I know a family that did that, they had a lawyer..I don't think their was a deed change though.

 

I think you'd have to do a subdivision.  First place to check would be Delmar Twp.  According to the info at the TC website Planning Dept pages, some municipalities do their own.  If not, the Planning Dept does.  It is a routine proceedure that a lawyer's staff probably actually does, The bigger cost would likely be for the survey.

I am not up to speed on your specific situation, but if you have to subdivide your land, are you sure that leasing is a good idea?  For whatever reason Shell does not seem inclined to negotiate lease terms with Tioga county landowners now.  They will need to at some point.  You have waited this long, and based on your contributions here done a lot of work to inform yourself, so if you do go forward be sure you are happy with the rest of the lease.  Happy to discuss details and share what I am seeing with Shell in other townships now if that helps.

 

The more I talk to people, the more it sounds like this would be expensive and more trouble than it's worth.
