This is just a quick observation which obviously I have nothing to back it up.

A lot of us on the eastern part of Columbiana County Ohio are really curious as to where the line between the wet and dry gas really is.   According to previous maps....our very eastern edge such as where we are (unity twp)  is in the dry gas zone.    With that ....here is what we have observed.   In the last few months and days......we know of people that are neighbors of ours that have obtained leases of over 5800 per acre.   The Hoppel well is also directly south of us.   Why on earth would Chesapeake still be offering to pay such large lease amounts if they did not believe we were in fact.......in the wet zone.    I know the well in Beaver is dry.   I have heard the Hoppel is Utica.    There is also some activity going on in Lawrence (Gateway) which has not had results released.    This really seems to lead me to believe that the odds of the entire county of Columbiana, Mahoning possibly and a sliver of Beaver & Lawrence are in the Wet zone.  

Any opinions???

Check out this above link.  I found it on the Web.  It may help you out.  I can tell you that if CHK is offering $5800/acre, its more than dry gas.  I'm in Hanover, Beaver County.  The highest offered around me is 3100/acre.  We have no current wells, (one pad going in now in Independence by Range) but no production numbers from anyone close.  Also, the Hancock County WV area is only seeing offers of around $3000/acre as of December 2011.

the difference may be the fact you're in pa.  the oil/gas copanies probably figure the d.e.p. makes pa.  leases worth a couple grand less.

hows that? the trouble of dealing with them. look what they did to cabot  in dimock pa. classic example of 'we're in charge and don't you forget it.'

Gary there is some major discrepancy in that whole issue.

CHK drilled the thompson well in Beaver County....They posted the results last fall....I read the article online.....They found liquids in addition to a lot of gas....you can find the chesapeake energy utica results online.

The article on the news release by Chk sept 28th stated the Thompson well was dry gas only.

Yes Robin, Just remember that these companies only tell you what they either have to  or want to.  I personally know 2 folks that are in the Thompson Unit. They were told that there is Oil and Gas from the thompson well....how much oil we don't know. Of course the first royalty checks appear to have only gas being sold. I've been to the well site and there is in fact a tank there for oil or NGLs, as well as tanks for produced water, etc.  I checked the signage on the tank online to come to this conclusion about the tank for oil/ngls.

I think you are in the wet gas region but you won't know until it's drilled.

I would imagine the lines as published are a rough estimate.   As with almost everything else in life, there is going to be some gray area. 

 The Hoppel well is just permitted at this point, there hasn't been any drilling so no data there yet.   You are correct that you have local people signing for 5800 and 20% gross.  

I don't really have any great insight into how they are picking a drilling location.  I do think at present the permits issued so far are mostly on land held by older leases that will have to be renewed soon unless drilling commences.  This is much the same as happened in Carroll County.   I would expect to see action on some of those parcels first, and perhaps results from those wells will indicate "what is where" and direct their next moves.
