What is to stop them from drilling a shallow well to make land productive just to hold lease forever?

Perhaps repost without the county reference as all of us in this play should have the answer to this question.

Marcellus is a shallow well. this will be your only chance at a o&g lease. thats really not a bad offer other then being from chk. We signed with chk and have three wells ready for frack the first next week. is this a no drill lease that they are offering you.

It's a business. They have thousands of employees with years of experience in lease capturing. Proceed with extreme caution and skepticism. Procure knowledge.
