Wonder if they are still negotiating and parts of the lease since not all are signed up?

Sounds like the best I'm going to do. I Know they are reading are posts, They told me so at the meeting. Maybe they will address our concerns. Just a thought.

Terry,

I do not believe this is the best anyone can do since there is so much more to be had.

But everyone has to make the decision to lease based on their specific situation.

Fang, I always enjoy reading your posts and would appreciate your input. Have you had a chance to look at this lease?

Fang, they had a meeting this past Monday and a sign- up after the meeting. Seemed to me that 80% of the people were in a long line to sign up. I like most could use the money but as you say it just doesn't seem like it's totally thought out. I don't like the shut-in clause and feel once you get the signing bonus that is all you will ever get. They'll put a shallow well and then HBP you forever. I don't have a scanner or I would load it for you to read.

There is a half page ad in the Steubenville Paper tonight for American Energy Partners asking for people in Harrison, Guernsey, Nobel, Monroe, Belmont, and Jefferson Co. AEP is interested in leasing your oil and gas mineral rights on very attractive terms and drilling your leases as quickly as possible. We are drillers not flippers. In Partnership with Great River Energy LLC. Please email your information to info@greatriverohio.com for more information.

Fang I would like your opinion on the pugh clause. The corabi lease states "this lease shall terminate as to all depths, horizons,  and or formations under each production unit 200 feet below stratagraphic equivalent of the base of the deepest formation from which oil and gas in paying quantities is being maintained [or in the case of a shut-in well can be maintained] in the well on such production unit. The Paloma lease states the same language but it is at 150 feet. Does 50 feet matter and why?

you want to hear a good one? Just got a call from the Jefferson Land group offering $6200.00 &20%. for 67 acres. My next door neighbor with 3 acres got $6500.00 & 20%.

I'm in Steubenville Township and he's in Cross Creek. The Section line runs right up between us. I also have a neighbor on my property line in CC Township with 130 acres who also signed early for $5200.00 who may get the opportunity for the $6500.00. I would think they would want my land to keep a large continuous  range. I guess My thinking is wrong. Have to keep exploring my options  I guess.

Terry, that doesn't make sense-talk about splitting hairs! Sounds like the Paloma deal has no set timetable to sign up. Could be our best deal. I would like to sign with the Jefferson group but  with better terms.

FFF, where have you been? I have been waiting to hear what you thought of this deal. You said what I thought you would. I always like to hear your ideas and concerns for the landowners.
Thanks.
I've been waiting for your thoughts too!

Fang, I just got a call this morning {Friday} from Buckeye Royalties, with Paloma. They have raised the signing bonus up to $6000 an acre. Seems  you  are spot on with your advice. Thank you!
