I do not have one.  Just regurgitating what the CEO's Crystal Ball said along with a few other CEO's when asked about leasing prices and how they will play out in the Marcellus down the line.  They said they buy at bargan fair prices at the beginning, but have to pay higher as the play developes, just a normal process. Jefferson county, My brother-in-law held out with Exco landman and got 21% here in Pa March 2010 while most of his neighbors got 12.5 and one with a lawer was able to get 15%.  Exco CEO last year stated his company pays out on average anywhere from 1k-12k and up to 20%, note: my in-law got 21% from the same company, for leasing rights.  It all depends on your negotiating skills and your individual situation.
I suspect location has something to do with it as well......all acres are not created equal.
There are so many variables in the equation it would make your head spin.

welcome Alex to gomarcellus....I am sure you are happy to find this forum especially before you have leased your acreage....I only wish I had found this place years ago.

oleg chemyr...there are landagents that view these discussions...so perhaps one or more of them will help you as after reading your input here in this discussion it is clear that the higher offer was still a bit smaller than your neighbor's.....but the addendum and the way they renew the lease term and how they pay on the royalty is very important also...especially in a group unit.   Now all this is also new to me but I have learned to spend the time reviewing the discussions and info that gomarcellushale.com offers....

Pls take a look at this check list (wish I had found this link years ago)

You really need to have understanding more than just the dollars...even before you call a lawyer.   Even looking for a reputable lawyer is like going thru discussions with landagents.   If you are not in a hurry to lease then take your time and gain in wisdom and understanding.   Also join your county group and make some contacts with those in that group (you have an outstanding group in Bradford here at gomarcellus.)  Yet if you are in a hurry (hope you don't have to be) then read over that check list above and study it before signing or the hire of an attorney.   This way if you utilize an attorney you both will understand better (and make sure it is an attorney that isn't new at all of this so you don't have to teach and pay!).

We are all cheering you on...

Hey there VG, Thank you for your Views on this matter and the list which gave me a better insight into what i need to perceive in terms of leasing.

Great checklist, VG!

Does anyone know a site to check current pipe in Tyler County, WV?

Thank you so much Nancy.

This is the exact place to get information.

Information on this site seems to be available only to government employees. Any other ideas? I would like to see what kind of pipeline is in the area of my acerage. Thanks

Mary, yes you are right but it is one step closer.

I did find the list of 3 names and their complete contact information on a link within the site.

The USGS told me Homeland Security has taken access off of public records and this is why we are directed to contact the pipeline operators directly.  I was hoping to avoid this.

It is still frustrating but it's a start.

I am looking for maps of gas pipelines in Monongalia County, WV.

Thank you.

Does anybody know of a company called Master Mineral Holdings out of TX?

We have received a written 'offer' and were also given '45 days' to respond.

The offer said if we got any other offers in writing then they would beat it.

This is for 98 acres in Monongalia county, WV.

Sounds like a landman to me.
