Has anyone got paid a signup bonus from CHK on land that is held by production, currently receiving royalties?   If that land is included into say, the Harrison Group, what happens when a lease is signed and how long before it is known whether they accept it or not?  Or would it be better to not even list it with the group?

Paul, your post is eloquently stated and is on target. This GMS is intended to be a site to share information. Many who post doing exactly that in great detail. Others seem to be motivated to use a carrot and stick to generate a client base and that's okay if they paid to advertise!

What does Utica Shale Association plan to do for people in NE Ohio whose deep rights are being held hostage by shallow Clinton sandstone natural gas storage field wells held by major natural gas suppliers who seem to have no intention to drill and produce the deep shale deposits that lie below them?

U.S.A. is active in creating a HPB ruling,that will work for the future developement of natural resources that are be held hostage  on a outdated, unrelateable lease document,that in many cases can be altered to fit new ways and means if it has a benefit for the parties involved.

The fight is to take the unused portion of acres,greater than the drainage area and free it from leasehold over a time period.  We are looking at three stages with the number one objective to allow both parties lessor and leasee to split either bonus consideration and the up in royalty or the help in buying out the lease, or well itself, or even in some cases support for the plugging of a low producing,non paying well site.

We are not against the leasee,we are for the lessor.

As the time gets closer to release...ing the approved language we will publish the thoughts for feedback,as we all agree it is better to involve as many folk as we can,listening to opinions and thoughts that may and should be heard.

 

As to JRM, quotes and info provided on this site.  In the very beginning JRM was a constant commentator on here.  All of his thoughts and educational material was deleted from record because someone complained that he was profiting from the shale play.

 His team has never once charged for educational based meetings,he does have clients of whom the firm represents in the land management business. As for advertising, I personally know that JRM publicly advertises his meetings in newspapers,radio,TV and of course the web.  On this site he has two companies who have paid for side ads to the right column.

If I am allowed to name those companies I will do so with Al's permission.

As for the lease forms, I have included the ECOL lease form and if you want to see others I will help provide that as well.

Mark, thank you very much for providing the ECOL lease outline for those who view this thread.I took the liberty to post it in the "sample lease" thread. Yes, I am the administrator of this webpage and am obligated to enforce the site roles. Some of my post had also been deleted in the earlier days because I violated the site roles. Fortunately, those rules were recently relaxed for the county webpages. I'd suggest that all go back and read the new site rules. I'd also like to again ask if someone could provide the most recent signing bonus and royalty percentage for an executed ECOL lease.

With the lease form being modified according to leasee and consulting firms agreements to compromise on part and to benefit  each party as to drilling units and location of surface storage and in time of OOP's.

Mark , the numbers you posted and gross amounts are they available now ? 

You seem to be taking the direction of using the spirit/intention of a Pugh clause to get unproduced acreage released. Are you going to incorporate vertical Pugh clause language to release unproduced formations also?

This is exactly the situation I am in.

I have HBP leases on most of my acres ( need to figure out what is not leased).

An O/G company has made a deal with the lease holders to be able to explore the deep formations.

I feel that the gains that would be realized from  (a new lease, subtracting out old lease terms), should be shared by the the current lease holder and the land owner.

These old HBP acres should not benefit the existing lease holders and the new O/G company  only....leaving out the most important 3rd member of the partnership....the land owner!

We are talking about 40 year old lease......who would sign something like that today?

The Terms basically say....do whatever you want to the land!

We must protect those landowners, our state has always been a natural resource state. We can look to the Pugh clause as a leading example and other features from the Texas Railroad Commission,who we all should know about-as the leading authority on language and regs.  The folks across the eastern Ohio region are busy putting together petitions for the local state reps and senators,contact  your elected officals and voice your concern.

Remember the squeaky wheel gets the grease! 

Mark, you've got a winning streak going here -- thanks for posting the dollar amounts for recent lease signings. Could you please post your petition here so that people like me that live quite a few miles down the road or others who would prefer the simplicity could print it, sign it, and then fax it to the appropriate Ohio legislator? Better yet, post a new thread to make your petition more visible. As an aside, I'm going to be without Internet service for a couple weeks and will not be posting again until around Christmas time. IT is nothing that I have done,it is thanks to the gentleman who got my attention early in this play. You and I both know who that is.
