Surrounding property is owned by family is presumably under a similar gas lease, which consists of about 150 additional acres. There is a lease across the street that has a well, but I don't know what their lease is like.  Our property is located in Troy township not far from not far from Route 428.    I will try to give Gary a call.  My husband is going to try to go to the courthouse because the lease that RR sent us makes no mention of the free gas that the landowner we purchased from was getting.  Thanks for everyone's help!

Any suggestions for a reasonable, non-affiliated attorney to review an existing lease in Crawford County.....and what is the going fee for the service?

Kim; If there is no mention of depths or strata, then most likely the lease covers to the center of the earth. But like others said, it would pay to have a good O & G attorney look it over.

As for the the 33 acres not leased, a lot depends on where you are, are  your neighbors leased, how many acres around you is not leased. Often, you can get in a group if there is substantial unleased land in that township.

No money at all to join group.  Fees only kick in after the landowner gets paid.

Kim you need to look at your lease. A lot of the leases will say nothing but you will find that your lease will lock in at all depth limits, I own a farm not a land agent or an expert on gas lease but have friends that can help you CALL Gary Lynn 1-724466-0994 WPGC He can lead you the right way

What happens if your landowners are currently in a lease with someone else and they are currently drilling for shallow, but the lease doesn't say anything about depth limits?  Do you still sign those people up?  Our lease for 14.8 acres was supposedly sold for $1 according to the paperwork with no mention of depth limits and then I have about 33 acres under no lease.  Surrounding acres are probable under similar lease because they were all signed about the same time.  I don't want to pay the money to join the group and then find out I can't sign a good lease because of the lease on the 14.8 acres.  The original owner of the lease gets free gas and I have yet to pull in an royalties on the lease because it's under $25.  Thoughts???

David Pore; More important than what they charge is what value they bring to the landowner. In my case, they got me deal that was $1500/acre better than any other lease in the county. So for $150 I made $1350/acre more.  I gladly paid that fee for that much more

And the lease, with all the addendum, is much better than what the competition offered.  With this lease, I and my heirs stand to make $$$$/acre more after wells are drilled.

Your about to make the most important financial decision of your life. It would be of your benefit to at least look at all options. Come and see what we do.  If you don't like it you can always go elsewhere. At the worst, you will learn much that you can utilize to your benefit.
