I think there should be a flat fee per landowner. It costs the same to prepare a lease for 10 acres as it does for 100 acres.  If done for a group the leases will all be essentially alike, not a fresh start for each one.  The Fryburg group did it that way and it all worked out fine.

To me 5% is alot.  By the time you pay taxes and the 5% your only going to get around half of what you really got.  NWPA Landowners group is a 1 time fee of $100 per landowner $2.50 per acre.  If you have 100 acres you will pay $350 to join NWPA landowners group if you would get $3000 an acre. If you go with Co-X and get $3000 acre you would pay $15000 which is a lot more money.

Hi there, after hearing everyone comment on group meeting. They all need to understand one important thing. Land groups might be the way to go but if one landowner decides not to sign up with a group or a gas company what is the outcome. A landowner that is in the middle of with a group or a gas company that isn’t sign up can miss up the whole drilling area right

Jim, I can't make the meeting on monday, but maybe I can talk my husband into coming.  I did get a postcard about it.  I know sometimes these middlemen cost more money, but I have a haard time shelling out money now when there is no guarantee of a lease.  Can you post some information from the meeting that happens on monday.  I live in New Castle, but own property in eastern crawford.

Currently, the fee is 5% of the bonus and no royalty percentage. There is an optional fee of 5% of the landowner's royalty percentage if the landowner wants Co-X to do well audits to ensure correct royalty payments. That is purely optional. And nothing until after the landowner gets paid.

What percentage does Co-X take out of the royalities or bonus payment?

I was at the meeting. Roughly 60 to 75 people attended...not bad for a first meeting.   Co-X never charges a dime to anyone until leases are signed and the landowner get paid.  They cover all expenses such as meeting rooms, advertising, mailings, and other support. And if no leases are signed, there is no charge to anyone.

They have scheduled another meeting;

Monday               December 12     Penn Ohio           Conneaut Lake, PA          6:30pm      Victory Family Worship Center

Hope to see you there!

Anyone attend the Co-exprise meeting?  My HOA is signing a lease with them in Lawrence County.  Also has anyone heard what arrangements might be being made about paying the money now or later for joinging the group?

With all the meeting going on wouldn’t it be better to contact the landowners directly
