Basic questions about Shallow Well vs Deep Well issue

'Being new to the group, I have some learning to do.  I am selling my surface land and retaining all mineral rights. I want to allow the buyer to have rights for a gas well for his home use and to share half of the royalties if any from that well. I understand that the deep well/shale drilling production does not present gas useable for surface owner use. If that is correct, would limiting drilling to a shallow well level for his purposes affect my right to deep well gas leasing?  Also, if…

The Gas Company Wants to Modify My Gas Lease to Increase the Maximum Unit Size: What Should I Do?

First and foremost, anytime a gas or pipeline company wants you to sign ANY document you must thoroughly understand the document and any and all consequences that may result upon execution of the document.  Unfortunately, I have seen landowners lose hundreds of thousands and even millions of dollars where they blindly executed legal documents without fully understanding their leverage and options.  Please do not repeat these costly mistakes and make certain you understand the document…

Great Web Site

This site is the greatest thing since bubblegum.

It keeps the guys from stopping by the bars on their way home from work.  It gives us old fogies something to do all  day.  It may be helping a few pocket books by giving us an idea of when to lease and how much to expect.  It gives us someone to talk to.  We can pick others brains and let others know how smart we are and how rich we are getting.  It may be keeping a few oilmen honest if that is possible.        Thanks again to all.

Like Land And Water; Oil And Gas Are The Peoples’ Resources

Like Land And Water; Oil And Gas Are The Peoples’ Resources

By:  Robert A. Young

The “Marcellus Shale Play” is as much about people as it is about the precious product and corporate profits.

Like many Bradford County, Pennsylvania residents, my family roots also run deep into the history of the “endless mountains.“   However, uniquely; most of my early life was spent in the urban centers of Philadelphia and Northern New Jersey, where I was educated,…

Lincoln's Thanksgiving Day Proclamation

October 3, 1863

By the President of the United States

A Proclamation

The year that is drawing toward its close has been filled with the blessings of fruitful fields and healthful skies. To these bounties, which are so constantly enjoyed that we are prone to forget the source from which they come, others have been added, which are of so extraordinary a nature that they cannot fail to penetrate and soften the heart which is habitually insensible to the ever-watchful…

FRAC-TRUCK SAFETY-BRADFORD COUNTY,PA

                              “{“Breaker-Breaker”}…Fracking and Trucking Safety”

A few months ago, the Daily Review newspaper in Towanda, PA featured a letter to the editor calling for policing gas and oil wells in Pennsylvania for public safety reasons.

If you ask most people who live and work at the supposed epicenter of the “Marcellus Shale Play”; Bradford County, PA,…

Beware of Marcellus Shale Oil and Gas Lease Addendum “Headings”

Not All Terms are Created Equal

Many landowners who have familiarized themselves with the Marcellus Shale natural gas leasing process have learned certain “key phrases” or “key terms” that are valuable to the landowner when evaluating an Oil and Gas Lease Addendum.  However, landowners must be aware that ALL ADDENDUM HEADINGS ARE NOT CREATED EQUAL.

As an example, one of the most important landowner friendly terms to be included…

A Chat with Rick Smead about Natural Gas and World Shale

Rick Smead is a veteran in the natural gas industry. If you have read anything on shale gas reserves, you have have probably read something that he had a hand in creating. This come-lately niche has led to 100 speeches on the topic over the last 3 years. Rick was holed up in a Washington D.C. law firm for a few days serving as an expert witness. I went in and met with him to discuss his…

Should I Sell My Marcellus Shale Rights?

Many landowners across Pennsylvania are receiving solicitations by companies, partnerships, and even hedge funds seeking to purchase their Marcellus Shale natural gas rights.  It is critical to understand whether these solicitations are for a permanent purchase of your Marcellus Shale gas rights, or whether you have received an offer to lease your Marcellus Shale gas rights.

Many individuals may be confused when they receive these…

Disturbing the dead?

Yes, Mark, I will call you. And, Janice, thanx for your comments. There probably ARE statutory restrictions re: entering upon a cemetery for this purpose, and the caskets are only buried 6 feet deep. But, that's the key word,..."probably". Shale drilling is a relatively new thing. Death care industry consultants have advised me that there is no case law, or specific statutes that deal with this in Pennsylvania., and that I should get this protection in writing as part of any agreement I sign.… Continue

Marcellus earning

All of the major, publicly-traded companies drilling into the Marcellus Shale have reported their second-quarter earnings. Thanks to SeekingAlpha, transcripts from those calls are publicly available and easily searchable.

Here are some of the major takeaways in the reports:

Exco Resources:

  • Spudded seven new operated wells and drilled and completed 6 gross (2.7 net) operated wells during the second quarter 2011 in the Marcellus shale. The IP [initial production]…

Guidence for the greenhorn

Hello, I am new here, and new to the oil and gas business. I wish I would have found this site a few years ago, here is my situation. I live in southeastern Geauga county about a mile from the Trumbull co line. There has been a lot of drilling activity in the area since about 2007, I had a lease with Wilkes Energy and they actually had a permit to drill in 2008 (permitted well site no. 21997 on the ODNR map) but never drilled a well. The lease was sold to Range Resources who I sign a two…

How can you ensure you are getting paid fairly for your wells production?

Hello folks, I thank you for your answers and help in advance on my hopefully intelligent questions regarding well royalty payments, versus well production and verificatin of both.

I live on the NW corner of Mahoning County, just south of the Mahoning/Trumbull county line near SR534 & I76. Cheaspeake, recently  (last fall 2010) drilled a series of wells, both the main vertical and several horizontal wells on my neighbors land. They are currently digging a line from the…

Initial rulings in Dimock case go against Cabot O & G

For those Shalers following the lawsuit brought against Cabot O & G by residents of Dimock, PA, some initial rulings by the Federal Court's Judge Jones have largely gone against the defendant.  Cabot had sought to dismiss or otherwise strike several of the plaintiff's claims. I'm curious exactly why this case ended up in Federal Court instead of a State one.  Anyone know?…

Water Testing in the Marcellus Shale

Hello. I will soon be getting my water tested here in Lenox, Susquehanna county. I have just heard from someone that a water test will only stand up in court if it is only 6 weeks or less prior to a gas company drilling a well. Is this true? A lot of my neighbors have already had their water tested in the area, will these tests be worthless in case of a problem?  Thank You.
