ABSOLUTELY NOTHING IS THE SAME..
I don't think I'd go that far. The only impact to my life (besides getting a big wad of money) is the increased truck traffic. My property sits on the main road to many, many wells, so there's a constant stream of gravel trucks, water trucks, sand trucks, and trucks with large machinery. I don't care much for that, but my property is still the same as it always was, and that's what I care about. Since I have a non-surface lease, that should never change.
Wellsboro is not new york city in the middle of rush hour. How in our everyday life we are always in a hurry to go no where important. Is 5 minutes of your time too much to ask to get in and out of traffic safely. If 5 minutes of your time is that precious start shopping on QVC.
Going around traffic congestion is not necessarily quicker.
Being from the NY Metro area (Long Island), I will say that I am getting a kick out of reading a thread where someone is planning in advance to avoid 2 minutes of traffic at one intersection! :-)
I do own a leased undeveloped lot in Wellsboro for future retirement. On our last visit, I left the Native Bagel with quarters in hand to feed the meter, only to find that the meter only took dimes and nickels. In NYC, you have to use a special machine for parking now, and a quarter usually buys you about 10 minutes of parking time -- so credit cards are accepted.
Such tactics and the traffic are only 2 of the reasons I'm heading for the hills.
I respect what you've got, and even leasing was a tough decision.
