ALOV and Northern Trumbull County- Updated Discussion to include BP Lessor's and Bonus money Payment's

Hello all!

 I have been doing a little research and speaking with friends and neighbors about forming a group to address the needs of those of us not yet represented by a landowners group.

This led me to call ALOV after hearing that they had accepted some acreage in Trumbull county.

I paid little attention to ALOV earlier as their website did not list Trumbull county as an area of interest, although the work they were doing was certainly of great interest to me.

 From what i gather there was a cut-off of June 30 for sign-up with ALOV, they extended that and also had a meeting at RD banks Chevy in Champion. This may not be news to some of you, but i had not come across the posting until after. The word i got from an individual at ALOV was that Chesapeake set a northern geographical cut-off in Trumbull county of St.Rt.88, again this may not be a newsworthy flash to some. Many landowners attended, more than expected according again to a source at ALOV, and signed up their acreage.

Now heres the news, ALOV has agreed to start a "Waiting List" of still more interested parties from areas north of St.Rt.88. If you call them with name, address and phone number they will put you on the list, and depending on level of interest, they may choose to represent us as a group in a similiar fashion, with the same or even better terms to Chesapeake, or another interested party.

So call up ALOV, their number is listed on their site www.alov.us , and ask to be included in their next go around. From where i stand why re-invent the wheel, they already have done the groundwork and have the attention of the industry on favorable terms, lets ask them to either start another "Pool" to include us, or come work with us to the same end.

 Hello again to all my fellow Utica Shale Owners. I Just stopped in to ask if there were any who signed with BP from the ALOV Northern Trumbull county group, that resulted from these efforts, still around.

Has anyone had any conversations/correspondence from BP concerning title defects, or other issues that would delay payment or affect your lease, or gotten a check for Bonus money?

Glad everyone is happy and have received their checks.  I've called every day and am told that they can't tell where my cleared defect letter is in the "system".  I guess they must have a bunch of monkeys running the show in Houston. 

It will happen just be calm. It doesnt happen over night and calling the people who are sending you $$$$$ a bunch of monkeys isn't going to get your money here any quicker.

Hmmm...I think that since you aren't dealing with the "bunch of monkeys" who won't respond to phone calls or emails to give the concerned person ANY KIND OF INFORMATION about her questions, maybe you should mind your own business.  I've been dealing with trying to get this issue resolved for almost a month and haven't been able to get any kind of response from either BP OR ALOV so maybe I'm just a tad frustrated.

We got our defect letter yesterday not very hard to clear up just wanted the mortgage co to be aware of the lease But they added more acreage.  It took us a bit to figure out they added our other property which we don't mind but we want them on two seperate leases.... called that in and Diane stated that we should hear in about a week???

I am asking to be removed from this site. The site has turned into nothing but a negative black hole and people are commenting on other people's posts that have nothing to do with being on topic or any kind of informative value whatsoever. I sincerely hope that everyone receives their checks and clears their defects, but the people that are still posting here are not-so-nice. Good luck everyone.

Hello all.  I am a relatively new member to this site.  I have, however, been reading your posts here concerning trumbull county all summer.  I have learned a great deal from you folks, and want to thank you all.  I signed with the alov second group.  I am also sorry to see you go Debby.  I am in vernon.  Of interest to some of you - It seems as if carizzo has flipped some leases to Halcon here in trumbull, mahoning & mercer counties.  The Brugler well site has been marked with Halcon signs on the road side and the field marked out with stakes and tape.  That was where carizzo was to drill the first test well.  The seismic people have been all over this area with test holes and explosives last week or two.  Just a concerned citizen/landowner trying to learn.  Thanks again to you knowledgeable folks on this post.  What happed to james kerns?

Some insight that may help some of those who are dealing with the Title Defect letters that were sent out by BP:

 

BP did wait until the last day, October 1st, before they sent out the title defect letters.  This gives them the maximum amount of time to do any research needed.  By sending the all the letters at the same time BP staff does not have to try to keep track of when the time runs out to correct the defects for each letter sent out.  Between the two lease signings conducted at the ALOV office BP leased over 83,000 acres with over 1,900 leases signed.  That is more acreage and almost the same number of leases that Chesapeake did with their ALOV signing in April 2011.  Digitizing the records in Trumbull County did help speed things along with the research.  Chesapeake did miss their deadline with some landowners, however, their feet weren’t held to the fire because both sides were trying to work together to get the deal completed and the landowners paid.  The leasing process operational styles of BP and Chesapeake are different.  What is the same is both companies desire to work with the landowners to resolve any title defect issues that may exist.

 

ALOV held Escrow with the first lease signing with Chesapeake in 2011 which is why ALOV held an active role with that group until they all had received payment.  With the lease signing with BP ALOV did not hold escrow and ALOV’s role in the process after the signing is much more restricted.  Many of the staff and volunteers that worked with the Trumbull County group have moved on to other projects and endeavors.  Having worked on the inside during the process of clearing title with the first group provided the opportunity to see just how much work is actually involved behind the scenes.

 

The staff at BP who have been charged with the task of dealing with all of the parcels that were sent a Title Defect letter are probably feeling a little overwhelmed by the volume of work they have in front of them.  It is a time consuming process to try to clear up the title defects.  Once the landowner has submitted the information showing the defect has been cleared the BP staff has to verify the information.

 

I have assisted several Trumbull County landowners in digging up old documents so they can take the documents to their attorney to get their Title cleared and complete the Lease with BP.  I have ten (10) hours of research locating documents just to resolve one title issue for one landowner who still has to take those documents to their attorney who then will do the actual work of clearing the title.  The point being it is a time consuming process.

 

At the Lease Signing everyone who signed a lease was given a web site that could be used as a point of contact for assistance with questions or concerns that may arise, http://www.bputica.com .

 

If you are willing to work with them to try to resolve any title issues they will work with you.  Be patient. But, also be diligent.  Sixty (60) Days from October 1st will be November 29, 2012.

 

If you feel like you have run into a road block with your title issue put up a post in the forum with what you are running into.
