I would have to have someone explain it in words even I can understand - but net certainly sounds like some kind of deduction(s).  Suggest that the Landmen include in the lease 2 or 3 samples of what this could mean depending on different circumstances.

Personally I think those of us in SE Ohio and SW PA are in for an interesting ride. These links go to one of the companies planning to build a pipeline to get the shale liquids from our area to the markets near Toledo, Ohio; Detriot Michigan and across the water to Canada.

I have been watching for a good entry point to purchase Buckeye Partners for my retirement account.

 

But I will not hold out for some super high price per acre bonus payment. What is that old investing saying.....Bulls make money, Bears make money and Hogs get slaughtered....

...but that being said: Has anyone heard of anyone asking for a portion of any future sale price over the sign on bonus amount?

Look at the ALOV lease. It allows the landowner to get 10% of any increased sale price when a lease is assigned.

We have rights to about 160 acres in Genesee, northern Potter County Pa.  Does anyone know who is buying in that area and what they are paying? 

I am in North Fork (SouthEast of Genesee) Potter Co. and My neighbor just signed for $2600.00 and Ac.  20%  5Yrs. with Penn Va.

Thank you for sharing that information.  A real good learning experience for all to see a Propane company buying the rights and creating larger units.  They most likely will resell to the big guys later if not tomorrow for 14K and 21-25%.

Genesee Township hasn't be very active - nobody with acreage there got it intentionally. (It came with larger acquisitions.) The worry is that the Marcellus is getting thin and shallow in that direction, and several companies active to the south and east have turned it down cold. There is good Burkett potential there, however, as evidenced by the East well in northern Allegany Township. Anyway, I'm not aware of anyone leasing in Genesee right now, so would suggest you wait.

They will come to you when they are ready - actually, long before they are ready.

What a good interesting article for us to read.  It appears Texans are really bringing in top prices for their mineral rights at prices we've never seen here.  How can we get these prices here?  They do not seem to be fighting to get decent numbers like we have to.  In comparison we aren't even close to such high numbers.

What a shame.  So we play this game of waiting and we seriously have to be smart.
