Mike:  I am one of the people who wonder the same thing you do.  I and several neighbors are in the same boat.  Surrounded by leased acres but no really serious contacts.  It has been some time since I contacted any of the oil companies that are presently drilling in Belmont and other  local areas.

Its frustrating  I had a lease at one point and called the land man he said o yes we want to lease you  so I said ok I am going to attorney we have an agreement rite he said yes yes yes so I went to attorney had him go over lease sent back to land man cost me 1,500 dollars so I call him and I get our company has changed directions we are not going to be leasing in that area they did not even look at revised lease I was very upset to say the least I had to sit down at the dinner table look at my wife and say hey honey we just threw 1,500 dollars in the trash can  how was your day lol does not make since that their are wells north of us south of us and east and west but nothing in Cambridge  uggg

Hey Mike. Sorry to hear that. But I'm curious why did it cost so much for the atty. my atty. charged me 400 to go over my contract! And make a couple of addendumes.

I am not certain why. That is what he charged or 5 percent of lease I guess

Time and materials ... Never pay an attorney a percentage of money you don't have. If attorney wrote the lease for you or a group of landowners payment is ALWAYS contigent on getting the lease and receiving bonus payment. You were robbed. Find a new attorney and report that one to bar association in your state.

I figure that has  a lot to do with Salt Fork State Park being unleased. Maybe the 2 interstates?

Depending on how far West you are located you could be in more of the oil window versus the condensate/wet gas window - the sale is terrific in the dry and wet gas windows, but it seems that no one has cracked the code on the oil window yet.  Look online and compare your location to the maps of which phase for which your property aligns.

For these shale plays to work, you generally need to have natural gas in the reservoir to push any liquids out, as you progress to a point where there are more liquids and less gas, the wells aren't as productive as the oil molecule has trouble getting out of the reservoir to the well.  If you want, you can email me off line, and I can take a look at where you are at as compared to the maturity level of the rock (oil/wet gas/dry gas).

Thanks For the replies so far.I never knew that about attorney, I am on the east side of 77 basically just east of 77 and where 70 meet by reservoir. Most people around me are leased with shell but as we all know shell sold to AEP and they seem to be doing a whole lot of nothing. At least lease wise. Yes they have leased some large acreage but as far as the little guy here and there nothing.

I am also near I 70/77 intersection......
send me a message if you have land in that area,
I am planning on combining acreage into a unit.
This area is good, I know because I have well logs of the Utica here.
It's true they are working in how to produce the oil zone.
Fortunately for those near the intersection,
This area is said to be 'volatile oil'.
They will be back.

That is good news I sent you an friend invite I know of at least 140 acres ready to go.

We have 73, and I know of another 80 plus nearby

I am also near 70/77 interchange and know of several others not leased.  I have 9 acres, not much but added to the others may be enough.
