I think there's still some work going on in Ritchie County, but it's slowed down a whole lot. EQT has been reorganizing lately, and I haven't seen a new lease come through from them in probably a month, from anywhere. From Ritchie, I'm having a hard time remembering when the last new lease came across my desk. I think you're right that they aren't working so hard in Ritchie any more. They've definitely been working Marshall and Marion as well as the counties you mentioned.
I heard recently that Antero and EQT seem to have given up on any new drilling and leasing in Ritchie and are focusing on Wetzel and somewhat Tyler. However I also heard that HG might be getting more active in Grant district.
Anybody know about this, or anything else?
Things haven't changed a whole lot in Ritchie County lately, but there hasn't been much on this message board in a long time, either. So a quick update is probably in order. Antero and EQT are still working some here, but they haven't been taking a lot of leases lately. They've both focused on Marshall and Wetzel more lately. A reasonable lease price would be in the $3000-$4000/acre and 18% gross, though. Interestingly, we've been able to get gross proceeds for some of our clients out of EQT a little bit lately. Push them for that. Good luck, and let me know if you can do better than I have!
I very strongly recommend people look into the experiences of landowners in Doddridge County before considering leasing to be a good thing, Most of them are considering moving out because the air is unbreathable and the industrialization intolerable, but they can't sell their land or homes at any price. Roads are impassible, completely destroyed, and dangerous. Once it starts they're irresponsible, voracious, and take and destroy everything. There's no stopping these truly MASSIVE operations, and all contract, lease and permit restrictions are ignored. They clear cut and make roads, demolish the existing ones with thousands of heavy poundig trucks, and stash huge tanks and lakes full of poison everywhere, that leak, stink, cause residents two miles away nightly nosebleeds, and kill livestock and wildlife. And that doesn't include the carnage out on the roads and highways from overtired careless drivers. Don't take my word for it, look up Doddridge accounts online and talk to some landowners there. Go take a drive on Porto Rico Road. Be sure you have time and money to get your car fixed afterward, and be VERY careful! We're next of fls are SO shortsighted and gullible as to sign leases with frackers like Antero and think they won't find a way ("FEES!") not to pay what they promise. Remember, promises don't hold up in court -and actually, for the landowner, NOTHING does. And in a year or two (tops) when they move on - all that mess leaves a barren industrial wasteland with poisoned water and destroyed infrastructure we now can't afford to replace. Nothing will grow. That's if the ancient pipes carrying gas under the abused, destroyed roads, don't explode like Sissonville. No more gas, no more water, no more sewer. You can't drink money even if there is any left.
Kevin, we have only an old flat rate well with EQT but they pay on time, anyway. Not much to pay for that well.
Anyone having any contact with EQT and what is your experiences?
Re the dormant mineral rights owned by non-surface owners: the county assesses taxes on producing and nonproducing mineral (oil, gas) rights. If you are assessed a tax and pay it on time that should be sufficient. If you don't pay the tax then you have your name in the local paper, and the parcel (OGM rights) is sold to the highest bidder at an auction. But even then you have 18 months to redeem your property (pay back taxes and probably a fine). The purchaser gets a refund. Nothing reverts to the surface owner unless he/she is the purchaser at the tax sale.
