Saturday night I was the key note speaker at the 4th Annual Bradford County Trophy Deer & Bear Club banquet. I am seeing a disturbing trend of 5% becoming the norm for negotiation fees. Beyond lost income, I do see disadvantages with paying someone a % of your bonus and/or royalties to negotiate your lease for you. One, they aren't doing anything that you can't do with a good attorney reviewing lease language. Two, if the gas companies want your land, they’re going to find you. So we have talked a lot here about the specifics of water treatment and how this is done, but one area that I think all of us can agree is the volume of water trucks on the road. I was recently in Greene County PA at a well site and was stuck behind a huge convoy of tankers bringing water to a frac job.
