It's Not About Up-Front Money

Dear All,

It's not the amount of money up front that you get, nor is it the royalty % that ought to rivet your attention. The real question is how much of whatever you get will you be able to keep? I just finished paying .43 cents on the dollar back to the government- that's a hefty bite out of the proceeds before any royalties have started to flow.

Gas Field Wastewater Disposal in PA

I am looking for comments, both in support of and in objection to, gas field wastewater disposal in PA. The PA DEP recently invoked a voluntary request for gas producers in PA to cease disposing their wastewater at disposal facilities in PA. What do you think? Please support you comments with facts. WHAT IS A METES AND BOUNDS DESCRIPTION?  It is a description of a tract of land by starting at a given point, running so many feet a certain direction, so many feet another direction etc., back to the point of beginning.

To locate a tract of land from a metes and bounds description, start from the point of beginning, and follow it out (do not read it backwards as in the case of a rectangular description).

How much should I ask for my lease

I life near Wilcox Pa. and i presently have 72 acres that hunt oil wants to lease.  They offered me 1400 dollars per acre and have not given me a royalty number yet.  I think that 1400 is way to low but I am not sure what to ask.  Neither am i sure about what to as for royalty price.

Doddridge County Wv

I know that there is leasing and permitting going on in Doddridge County WV, what can I do to have Doddridge County added to the West Virginia Counties?? I have asked this question before with no response. I have personally signed leases (recently) with Chesapeake and EQT, so I know that there is activity going on. Why Exclude Doddridge from the list? Unless no one on this forum cares, and if thats the case than I will shut up.

Division of Royalties

In one of the early landowner meetings held by Laser Pipeline, a representative of Cabot Oil said  that Royalties would be shared, depending upon the amount of land involved, by property owners within a mile from the drill sight.  Who and what determines the area.  How can a neighboring landowner get this information?  Is there a website that contains the answers to these questions?    Bob

Lease Offer - Northern Butler County - Venango Township

Signed Lease for Marcellus Only, $2,500.00 per acre, 15%, 7 years.

Many addendums to boiler plate.

Believe a good offer, especially since nothing else in the area, and at the present no infostructure.  I see that as a reason for the 7 years.
