I made a typo, it should have read "Hydrocarbon Deed." A Deed conveys title, that is you would no longer own your hydrocarbon (OG&M) rights after you signed such a deed and delivered it back to them. All future royalties would be theirs (the buyer or Grantee in the deed). This is far different from the typical 5 year OG&M rights Lease, where you still retain ownership of the rights and your share of the royalties coming therefrom. Also, if they do not drill on your land or in your unit within the 5 year lease, it terminates (unless you unfortunately have an automatic renewal clause on the Lease) and they would have to pay you a new bonus payment to renew... ie you would then get the renewal bonus AND any future royalties. Much different from selling all now by a Hydrocarbon Deed.

Merlin makes a good point. I always find it interesting when those opposed to drilling cite corporate greed as a reason for their concerns. Its actually just the opposite. Drllers work hard to avoid environmental damage, because its expensive -- there are legal costs, prodution losses, remediation costs, additional contract fees, reputation costs, damage payments, perhaps the possibility of having to shut in a productive well, etc. Same thing with the multitude of additives many think are added to fracing fluid before its pumped into the formation. Its difficult to explain that the completions process is the most expensive part of driling a Marcellus well, and that most companies are going to use as few and as little of those few additives as possible to get a good returning well. It might be hard for some to believe, but being responsible out there on the well site is in our best interest financially.

!!!! BEWARE !!!! The "$2,000 per acre lease offers" that were reported to me per my posting below are NOT LEASES. I just saw the documentation for the first time. Griffith Land Services, Inc. of Houston Texas is currently sending letters to some Lycoming County land owners offering to BUY the OG & M rights for $2,000 per acre. A "Hydrocarbon Deen" is inclosed for signature. I am very concerned many will sign this understanding it to be a lease.

The activity in the Register & Recorder's office in Lycoming County has significantly picked up. I know of two unsolicited $2,000 per acre Lycoming County lease offers in the past week by a Texas company

I've been conducting some wildlife, plant, and wetland surveys for Marcellus Shale gas development in Lycoming, Tioga, Potter, and Bradford Counties to help avoid important ecological resources. The operations are definitely picking up, and most companies seem to be motivated to protect these resources.

Its great to hear such positive comments. Its exciting for us on the develoment side as well. The Marcellus Shale Committee is planning an outreach meeting in Lycoming (I think its at the fairgrounds) a little later this month (Sept.) Check www.pamarcellus.com for information.
