Yesterday I was contacted by a gentlemen representing Wishguard again. This time around they are offering $1,600/acre and 15% royalty. They said they felt they already had a buyer at this price. I told him I was waiting for things to go higher. I guess time will tell.
Beware the "snake oil salesmen"......
Heard there was a group offering a buck or five per acre with the promise of eventually flipping it for ~1500-1800 acre down the road. Be careful. Not saying they can't pull it off but it's always best to get cash up front and go with a company that's actually going to do the drilling. If you want to go the flip route have a very VERY good attorney familiar with oil and gas look it over. It will be worth the thousand bucks they'll charge you.

I am just a little outside of 556 to route 7 area but I am pretty close to the west and a little south. What are your fees for representing a landowner? What signing bonus and royalty are you planning on getting for the landowners?
