don't sell your minerals.........just lease them. Those royalties you will get when or if they drill will be more profitable for you and your heirs. The big dollars signs look great........but if you wait it out and just lease you'll be happy. And bigger money. Why do you think you are getting calls from companies wanting to buy the minerals........they know whats down there and they are going to wave money in front of you. Lets face it.......we are a "now" kinda generation. We want it now! LOL! But trust me......you'll prob love the royalty checks just fine.

Tracy, I would agree that selling a royalty, especially on a newly drilled well, would be a bad idea under almost all scenarios. However, I must ask why you would advise that no one sell their minerals(oil and gas). Starting the process of leasing, drilling, and managing the income properly would provide benefits to many members of the family for generations to come. Why is this a bad idea? I'll bite, what is your better idea?

Don't ever sell your minerals UNLESS you just really need the cash. But even then I would search out other avenues before you even contemplate the idea of selling your minerals or royalties. Just coming from a friend in the industry. :)

scott,

Pinnacle Energy is yet another company who wants to cash in on YOUR good fortune. They are betting on some landowners being impatient and willing to trade some fast cash for their long-term payday and some will. Bring a bit of good news to an area and the money grubbers come out of the woodwork trying to separate you from it.

My guess is they are still exploring the outer edges. They already know this is the center.

I agree its not for me either.  Whats the hold up here in Harrison cty.  It seems like they are heading to every other county but here right now ? Has anyone heard any grumbling of any activity in our area ?

Happily signed with CHK as of Saturday. I've seen ads for companies that will buy royalties before. I'm sure they rape you like a loan shark or payday loan joint. They are similar the commercials you see on TV wanting to buy out your structured settlement if you've been involved in an accident. If one is desperate for fast cash and willing to forego a big chunk of their potential future royalties for the fast cash, that's what they are there for. In my opinion, they are just more carpetbaggers looking to take advantage of our good fortunes, but, just because they are not for me, doesn't mean that they would not be for someone in need. I'm sure there are those out there in this depressed area and in this down economy that are in debt up to their eyeballs and about to lose the farm where this type of service would be a miracle for them. I'm not one of them.

Yeah my neighbors and i have all signed with CHK.  How about you ?  What do you make of the Principle energy wanting to buy royalties ?

Scott,  Gotcha and thanks. We're about the same distance. Are you leased?

AT,  Bargar rd runs between Lower Clearfork and Rte 250.  It is the road off of 250 where Piergalini tractor and equipment is. I am probably halfway between 250 and rte 9.
