OK,
Its getting close to signing time. We have been talking with Shell/Long (with some frustrations) since last summer and we are getting close to a deal (I think). We have property about 20 miles east of the Ohio line and right on the Mercer/Lawrence co. line about 3 miles from the Grove City Outlet malls.
The big questions are.
1 - Are we wet or dry gas? So we know our negotiating clout.

I signed a marcellus lease with Tanglewood Exploration for my 127 acres in Greene County. All was good until they put the well/frac pit on my property and will not pay me for it as the lease states. The lease states: If the well/frac pit are on any part of your property you get paid. Tanglewood is saying that the site is only on 80% of my property and want to deduct 20% of the payment. They won't even pay me for the trees they cut! Needless to say, I would never sign a lease with this…

Have a signed lease with Range that they are letting expire and walking away.
BUT Now Columbia is stepping in and claiming rights from capped wells of 30+years ago.
Chesapeake was ready to sign a new lease. We need a good lawyer. Thanxs!
