Offer to buy lease

I've been offered 2750 per mineral acre for 50 % of my mineral rights on 45 acres in Sullivan county by Griffeth Land Services,Inc. We just had Siesmic testing done only a couple months ago. Does anyone know how things are going in Elkland township,I am in no dyer need of this but has anyone else been offered these deals? This is the 2nd. tks

HDPE (Polyethylene) Pipe

If anyone knows of companies using HDPE (poly) pipe for any pipelines please let me know.

lease held by production

i have 600 acre of minerial rights in northeastern wirt co. wv. with one shollow well drilled in 1954 with very little production is there any way to lease the deep rights of the marcellus from the current lease holder.

Slickwater Stimulation

I would like to correct some of the statements made below.

1.) There are no explosions during the fracturing process. The rock is split open by pressure. This is somewhat analogous to splitting wood with a maul. I suppose by the previous arguement that we should not heat our homes with wood either as that involves an explosive process.

5% commission to negotiate your leases

I am an oil and gas lawyer with over 30 years experience and I own an oil and gas brokerage company with 9 other lawyers and 30 landmen working for me. 5% Becoming the Norm??

I am seeing a disturbing trend of 5% becoming the norm for negotiation fees. Beyond lost income, I do see disadvantages with paying someone a % of your bonus and/or royalties to negotiate your lease for you. One, they aren't doing anything that you can't do with a good attorney reviewing lease language. Two, if the gas companies want your land, they’re going to find you.
