I came accross this article today and the headline caught my eye. Keep in mind that they begin by talking about the Utica Play in Eastern PA, which is in the dry gas zone. There are a couple of nuggets about the Ohio wet zone play.

Dan, thanks for the assist. I think the royalty %, being Gross, and then having the addendums to protect the Gross are the most important lease items.
Since Chesapeake CEO compared the Utica Play so favorably with the Eagle Ford Shale play, I thought landowners might benefit by following developments there. Bonus amounts have reached big numbers, royalties at 25%, and 3 year leases with no extensions. See the link below (if it works,lol)

I assume this is the net vs. gross royalty issue we always talk about, otherwise known as market enhancement, and that the wording found in the better leases, such as the ALOV or KWGD leases, or any lease that has a solid "market enhancement clause" addendum would prevent this from happening.

Just saw this thread on theTioga PA site and thought all should be made aware. "Approximately 20,000 royalty owners who have Barnett Shale natural gas leases with Chesapeake Energy likely will see their royalty checks decline by roughly 25% as a result of the company deducting expenses associated with post-production costs such as gas gathering, compression and transportation...
The approximately 25% of royalty owners who won't see their monthly checks affected are those who have lease provisions precluding assesments for the post production costs, Hood (Chesapeake spokesman said."

Dan, I attended the KWGD Goup 5 meeting in Cambridge Tue. night along with approx. 200 other landowners from Harrison and neighboring counties. The information was presented in a professional and truthful manner. After seeing their presentation and seeing their proposed lease, I've decided to sign on with them. Their landowner protections were the best I've seen, and I liked their gross royalty addendums. There are some provisions that are O&G friendly which I'm sure is meant to make the lease more marketable. There is a closed meeting scheduled for the 24th of August to go over the lease and vote on the provisions. After which they will offer the lease to about 60 O&G companies for bid. They expect to have the lease signing approx. two or three weeks later. I will decide whether to sign the lease after reviewing the final verbiage, royalty, bonus, etc. If any Harrison Co. landowners want to join the group, they must do so before the meeting on the 24th. They already have over 10,000 acres in the group and think the total will be over15,000 acres when finished. This may be one of the last chances to join a larger group since so many are already leased.
