I continue to search, without luck, for an updated map showing maturity levels within the Utica Play.  Early in this play there were maps showing clear delineation between Wet, Dry, Oil windows.  I figured by now actual production data would lead to more refined maps.  Anyone seen anything they'd like share please.

Nicole,  "They tell us will not impede across our property and only along the side just within our property lines."  It's YOUR property they are infringing upon.  If you give them an inch, no telling how far they will decide they want to go.  You should be paid if it is 6 inches or 6 ft of your property.

Leased property that is not currently being drilled on. Provision clearly states no surface use in lease. However, adjacent well IS being drilled that our property will not be included in this unit. They would like to use our surface and run a water line for a ‘brief period of time’ along our property, no compensation. Meeting tomorrow. Curious what to expect. Anyone have insights to these temporary water lines? I see them run along the roads. They tell us will not impede across our property and only along the side just within our property lines.

T Bamburak -

Chesapeake has the rights to whatever you leased them (refer to the terms of your specific lease) until that lease expires. If they do nothing with your minerals by the expiration date in 2020, whatever you leased to them becomes yours again.If they drill, and unitize your property, they likely hold those rights indefinitely, but again, refer to your specific lease language to find out what you leased and under what conditions it can be held or can expire.

In the meantime, you can certainly sell ALL of your mineral rights to Gateway or someone like them for a onetime payment. Under this scenario, you would never receive any royalties if Chesapeake or some other producer should ever drill. Whatever amount Gateway is offering is a gamble on their part where they believe some producer will drill, and the royalties will exceed what they paid you for the rights. They could gamble and lose if Chespaeke doesn't drill, but companies like Gateway are in business to make money and more often than not, they do. They wouldn't stay in business very long if they paid out more for mineral rights than those rights ended up paying them back in royalties.

hello all. i did talk to guy today about extending my lease. they did agree to the 375  per ace for 6 monts as my lease states. didnt want to seem gready and wait because this is the 3rd bonus and they are gettin the site ready now for drilling. will be looking forward to royaly checks next year. btw thanks Peter for the advice beause it came in handy when i talked to him.i reread my contract and told him i want to keep it exactly the same just adding 6 month extension as i believ it is a good cotnract and if it did expire i would have to renagotiate a new one good or bad. so i played it, safe...i think..btw im just a fireman in clevland oh and want to retire soon and the monthly checks coming in next year willhopefully be enough.hope you can enjoy next year too
