Hello all, new to the site as well as mineral rights leasing. we recently received an offer from dps for our 3 acres in columbiana county, unity township. seems like a very low offer compared to what im reading. is this because of the small acreage? looking to educate ourselves on the subject before we make any decisions. there is a lot of info out there any advise on where to start looking first?

We also got the 20% offer. Would like to discuss the lawyers group with you in the meantime that you mentioned. For Chesapeake wants to deduct $150 an acre for legal fees. Will you email me your number on here so we can discuss?

It was through Chesapeake, we landed up jumping into a lawyers group for that same offer you got with 20% gross with I hope turns out to be a decent lease.  You just never know what can come up.

If they are still offering you that than that's great.  I've read around the board and from our lawyer they are not leasing everyone in the area anymore.

I still think if you ask for changes the price changes but it most likely is worth it later on down the road.

Hi Kathleen, and thanks for the quick response.

Are you referring to (IMO) Imperial Oil of Canada? Do you have a contact with them? Chesapeake has verbally offered us 5850, and we are dealing directly with them (not through a consultant), but maybe, as Billy suggested below, they are simply bogged in logistics as we await the inked paperwork. I'll keep you posted as I learn more.
